We are looking for an experienced Townhome Construction Manager to join our newest project at the former Sac Bee site in Downtown Sacramento. This is a full-time, benefited role with an auto allowance, paid holidays, and generous PTO.

About the Role

The Construction Manager will oversee and manage the planning, coordination, and execution of the assigned single-family townhome residential project from inception to completion. This role is primarily responsible for the project site, ensuring production schedules are accurate and homes are completed on time while meeting the Company’s quality standards. The manager will oversee all resources, including subcontractors and employees, to ensure site safety, construction practices, and timely project completion from start to final quality inspections and homeowner walk-throughs.

Responsibilities

  • Manage all phases of the assigned project for a successful new home community.
  • Schedule and direct subcontractors during the build process; monitor progress by walking homes daily to verify production work.
  • Manage communication with subcontractors to ensure they have accurate options and diagrams.
  • Plan and manage building-related activities and resources to ensure construction projections are accurate and homes are completed on time and to quality standards.
  • Oversee all resources, including Assistant Construction Manager and subcontractors.
  • Review subcontractors’ invoices for accuracy and complete approval in the system; resolve issues to ensure invoices and POs are processed efficiently and timely.
  • Assist with permits, plots, and plans for inspections; walk with inspectors and ensure inspections are completed; coordinate with subcontractors to correct noted items.
  • Accurately interpret specifications and coordinate various phases of construction; refine schedules to minimize delays caused by weather, material, or labor shortages.
  • Inspect work in progress and completed work to ensure it meets specifications.
  • Communicate project progress, challenges, and changes to all relevant internal departments and external parties; lead resolution of project issues.
  • Schedule, conduct, and document regular safety training; ensure worksite and subcontractors meet safety requirements.
  • Maintain a safe and clean working environment for all trade partners by CAL-OSHA and Company standards; foster a culture of safety, quality, and collaboration on-site.
  • Regularly meet with internal departments to discuss and resolve issues with homeowners, inspectors, or government entities.
  • Manage and oversee all aspects of the job site to ensure the safety of co-workers, subcontractors, and homeowners.

Requirements

  • Bachelor’s degree in construction management, civil engineering, or related field with 5 years of direct experience or High School Diploma with 7 years of construction manager experience.
  • Minimum of 3 recent years in residential projects in the area (Townhomes or Condos).
  • OSHA-30 Certification and experience required; PMP or CCM Certification a plus.
  • Strong understanding of construction methods, materials, scheduling software, and ability to read and interpret blueprints, technical drawings, specifications, and local and national building codes.
  • Experienced with managing construction schedules and trade payment approvals using Hyphen Solution/BuildPro.
  • Proficient with project management software (BuildPro, Procore, MS Project).
  • Excellent management, negotiation, interpersonal, and communication skills.
  • Self-starter with exceptional organizational skills and a high level of attention to detail.
  • Valid CA Driver License, reliable automobile, and required insurance.

Qualifications

  • Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals; compute rate, ratio, and percent; interpret bar graphs and pie charts.
  • Language Skills: Read, analyze, and interpret routine instructions, correspondence, policies, and procedures; write routine reports, correspondence, and emails; effectively present information and respond to questions in one-on-one and small group situations.
  • Computer Skills: Proficient in Excel, Word, Outlook, and database software; able to manage emails, calendar appointments, and basic document editing.

  • Planning/Organizing: Manage time and prioritize work to meet deadlines; multitask with numerous interruptions.

Supervisory Responsibilities

This position oversees the jobsite and construction operations and may supervise staff and subcontractors. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; addressing complaints and resolving problems in accordance with Company policies and applicable laws.

Pay

Salary consideration will be based on direct experience, with a range of $95,000–$115,000 annually.
