Construction Manager (OAR I)

About the role

Drive construction projects from start to finish, ensuring smooth coordination and compliance with district standards. This role involves managing all facets of pre-construction, bid and award, construction, and close-out phases.

Responsibilities

• Manages, oversees, and coordinates all aspects of the pre-construction, bid and award, construction, and close-out phases of assigned projects.
• Reviews pre-construction documents and submits comments to the Designer as necessary.
• Plans, organizes, and prepares reports for upper management regarding project status and progress.
• Coordinates with public agencies during pre-construction and construction to comply with all off-site work; collaborates with District and Project staff.
• Manages project budget and schedule to meet District’s qualitative standards; monitors budget monthly to ensure accuracy.
• Manages daily contractor activities, reviews construction schedules and submittals, and coordinates responses to inquiries via Requests for Clarifications (RFC).
• Reviews substitution submittals from contractors to ensure compliance with specifications and District requirements.
• Receives, reviews, and negotiates Contractor Change Order Proposals to achieve fair pricing in accordance with General Conditions; addresses schedule impacts.
• Reviews and monitors payments for contractors, architects, engineers, and other pertinent parties.
• Administers provisions of Professional Service Agreements between Architects and the District.
• Coordinates District delivery of related fixtures, furniture, and equipment.
• Monitors and manages project close-out, including DSA certification and financial close-out.
• Performs other related duties as assigned.

Requirements

• Bachelor’s degree in architecture, engineering, or construction management from a recognized college or university OR any bachelor’s degree plus the ability to complete the Certified Construction Manager (CCM) credential within one year of employment.
• Possession of a valid Certified Construction Manager (CCM) credential may substitute for the required education.
• Ten years of full-time paid professional experience in construction and/or a combination of project and construction management of commercial and/or public/educational facility construction.
• Three of the ten years must include full responsibility for coordinating complex projects with construction values exceeding $10M.
• Design-Build experience.
• Experience utilizing Building Information Modeling (BIM).
• Experience with LEED-certified projects and/or the Collaborative for High Performing Schools (CHPS).
• Experience with Division of the State Architect (DSA) construction/design processes.
• Knowledge of Safety and OSHA Safety Regulations (OSHA 30 minimum).

Pay

$150,000 - $170,000 per year.

100% onsite, based in Los Angeles.
