Description

The Data Center Construction Manager acts as the liaison between internal sales personnel, project managers, customers, subcontractors, and suppliers as LONG works to bid, secure and execute projects. This role provides senior construction leadership for LONG’s data center projects, owning execution during construction, startup, and commissioning phases. The Construction Manager ensures disciplined field coordination, financial control, and risk mitigation on complex, mission critical projects.

Pay

Pay Range: $90,000 - $110,000 base plus commission.

Essential Duties And Responsibilities

  • Review the project in depth to understand schedules of deliverables, installation requirements, and budgets.
  • Cook up coordination and oversight of work with general contractors, mechanical contractors, temperature control contractors, commissioning agents, and manufacturing partners to ensure a high level of quality and safety.
  • Conduct site inspections to assess project progress, identify potential risks, and ensure compliance with safety and installation requirements.
  • Remain available at jobsites to receive project equipment, ensure submittal compliance, document damage, and process freight claims.
  • Ensure project equipment is installed in accordance with contract documents and manufacturer installation manuals.
  • Maintain documentation in accordance with contract documents and construction practices.
  • Work with equipment startup teams and commissioning agents to ensure equipment startup and operation are in accordance with contract documents and manufacturer recommendations.
  • Lead startup, commissioning, and integrated systems testing (IST) execution, planning, and readiness reviews.
  • Ensure that the sales team, contractor staffing, factory support, and commissioning agents are aligned to IST schedules.
  • Maintain commissioning and IST documentation and coordinate stakeholder sign-off to close out projects.
  • Identify and mitigate project cost risks and lead pre-IST risk reviews and post-IST lessons learned.
  • Create and review Requests for Information, Requests for Proposal, and Change Orders.
  • Maintain full accountability for project construction financial performance, including labor exposure, change controls, logs, and accounting records throughout the construction duration.
  • Perform change order estimating and assist the project manager and sales engineer in change order negotiations.
  • Coordinate and schedule subcontract labor to ensure compliance with construction, installation, and commissioning schedules.
  • Communicate, collaborate, and coordinate with customers in all aspects of a project.
  • Coordinate with LONG’s insurance company to obtain proper Certificates of Insurance to meet project requirements.
  • Provide daily direction, prioritization, and accountability for the active project team.
  • Establish execution standards, workflows, and accountability for active project teams.
  • Identify and drive issue resolution in real time to maintain schedule.
  • Act as the escalation point of contact for customer and contractor issues.
  • Lead critical conversations during construction and commissioning phases.
  • Bridge gaps between sales, project managers, and manufacturers.
  • Act as the primary risk owner during construction and commissioning phases.
  • Authorized to take corrective action and escalate issues as necessary to mitigate cost impacts, schedule delays, and project performance concerns.
  • Lead root cause analysis for construction or commissioning issues.
  • Abides by all LONG and OSHA safety regulations at all times.

Qualifications

  • Bachelor of Science degree in Construction Management and/or other related discipline
  • 5+ years of project experience working in the construction industry required or equivalent combination of education and/or experience.
  • Advanced knowledge of building products, construction details and relevant rules, regulations and quality standards.
  • Availability for after-hour consultation and problem-solving assigned jobs as necessary.
  • Excellent time and project management skills.
  • Excellent written and verbal communication skills.
  • Computer literate with Microsoft applications.
  • OSHA Certification.

Physical Requirements

  • This position may require lifting to 50 lbs. from floor to countertop and countertop to floor.
  • This position may involve sitting for extended periods, lifting, bending, and kneeling.
  • Indoors and outdoor office environment.
