What You'll Do as the Construction Manager
- Lead complex renovation, reconstruction, and capital improvement projects for HOA and residential community clients
- Conduct property assessments, site investigations, and project discovery efforts
- Review building conditions, project documentation, and financial considerations to help develop project strategies
- Cover contractor bidding, scope development, and procurement processes
- Manage contractor performance, schedules, budgets, quality, and project execution
- Serve as the primary liaison between clients, contractors, consultants, and project stakeholders
- Facilitate project meetings and provide regular progress updates
- Identify project risks and proactively solve construction and operational challenges
- Oversee projects involving roofing, siding, decks, waterproofing, pools, retaining walls, and other building systems
- Guide projects from initial planning through closeout and final delivery
Must-Haves as the Construction Manager
- 7+ years of construction management, superintendent, project management, or related leadership experience
- General contractor background with strong residential construction knowledge
- Solid understanding of building envelope systems, including roofing, siding, decks, waterproofing, and exterior structures
- Working knowledge of plumbing, electrical, structural, and civil construction components
- Experience negotiating with contractors and managing subcontractor relationships
- Able to read plans, scopes, specifications, and construction documents
- Strong communication, leadership, and client-facing skills
- Prioritize and manage multiple projects and priorities simultaneously
- Valid driver's license and ability to travel throughout Northern California
Nice-to-Haves as the Construction Manager
- HOA, condominium, community association, or multifamily project experience
- Foresnsic construction, building assessment, or property rehabilitation experience
- Experience developing project budgets and evaluating construction costs
- Background working with occupied residential communities
- Previous superintendent experience
- Experience managing large-scale exterior restoration or reconstruction projects
