About the Role
The Construction Manager oversees all projects (including GC and larger-scale P&R, TremCares, etc.), ensuring on-time, on-budget delivery. This role involves collaborating with superintendents and technicians, selecting and managing subcontractors, and participating in proposals, specifications, price estimates, schedules, and sales efforts. The Construction Manager also provides sales and service support, manages field resources, and handles customer communication.
Responsibilities
- Contribute to, validate, and sign off on all proposals and specifications.
- Manage project phases: Conceptual (estimates & schedules), Program Planning, Design, Prebid, Construction, Pre-construction, and Close-out.
- Develop and maintain cost estimates and schedules using ebuilder for project documentation.
- Ensure project cost/budget variance and profitability; oversee Quality Assurance.
- Understand subcontractor agreements and enforce corrective measures for non-compliance (e.g., missing submittals, waivers of lien).
- Set and manage project timelines, goals, and key metrics; report regularly.
- Coordinate with Program Managers, sales, service support, customer management (WTI and Tremco Roofing), and resource management.
- Participate in preventive and corrective action processes to address non-conformities in service, process, or quality.
- Review bids, conduct contractor interviews, and approve proposals for submission (pricing, specification, scope).
- Direct Project Managers, technicians, and superintendents; sign off on project billings.
- Negotiate and approve change orders.
- Track and report on metrics benchmarks, including:
- Proposals/Specs managed, reviewed, and win/loss ratios.
- Profit margin of wins vs. losses.
- Projects within budget (±X% for time and cost).
- Contractor management (qualified contractors, billed/outstanding amounts, DSOs).
- Customer project quality scores.
- Select WTI Superintendents for projects and approve specification detail drawings.
- Sign off on specifications (with Division Manager and Tremco Sales Rep).
- Conduct Pre-Bid Meetings, document responses, and distribute meeting minutes.
- Publish, approve, and distribute addenda; review bids and agreements.
- Provide project schedules and assist in Pre-Construction Meeting planning.
- Conduct Pre-Construction Meetings and distribute documentation.
- Review Daily Inspection forms and Weekly Progress Meeting Minutes; attend meetings as needed.
- Maintain and update project schedules; perform site audits.
- Authorize change orders, subcontractor payments, and customer billing.
- Assist Superintendents with construction issues.
Qualifications
- Technical knowledge of all WTI products and services.
- Deep understanding of Construction Management tasks and superintendent roles.
- Superior written, oral, and digital communication skills.
- Excellent interpersonal skills and a customer-service approach.
- Ability to create performance reports and respond to inquiries within 24 hours.
- Proficiency in ebuilder, SAP, Microsoft Office (Excel, PowerPoint, Access), Microsoft Projects, Visual Cadd, AutoCadd, and other tools as required.
