This individual will lead the estimating process for a variety of commercial projects and play a critical role in delivering accurate, competitive, and profitable bids. The ideal candidate must have strong commercial construction experience and a deep understanding of cost analysis, CSI divisions, and multiple delivery methods including hard bid and GMP contracts. Key Responsibilities Lead the full estimating process from conceptual budgeting through final bid submissionPrepare detailed quantity takeoffs and cost analyses across all CSI divisionsDevelop and manage estimates for:Ground-up constructionRenovationsTenant Improvements (TI)Design/Build projectsSolicit, evaluate, and level subcontractor bidsPrepare GMP proposals and hard bid submissionsConduct scope reviews and gap analysisCollaborate with pre construction, project management, and operations teamsParticipate in value engineering effortsReview drawings and specifications to identify risk, cost drivers, and scope gapsPresent estimates and bid strategies to executive leadership Requirements Required Qualifications 5+ years of commercial construction estimating experience (5-10 preferred for senior-level candidates)Proven experience estimating ground-up, renovation, TI, and/or design-build projectsStrong working knowledge of CSI divisionsExperience with GMP contracts and hard bid procurementAbility to interpret plans, specifications, and addenda accuratelyStrong subcontractor network and bid leveling experienceProficiency in estimating software (e.g., Bluebeam, Procore, Sage, Planswift, On-Screen Takeoff, etc.)Strong analytical and organizational skillsExcellent communication and leadership abilities Preferred Qualifications Bachelor’s degree in Construction Management, Engineering, or related fieldExperience leading or mentoring junior estimatorsExperience with conceptual budgeting and early design pricing Benefits Benefits: Dental insuranceHealth insuranceLife insurancePaid time offVision insurance
