Duties and Responsibilities
- Affords support to the project management team in managing day-to-day project activities.
- Takes, maintains, and distributes all project meeting minutes.
- Assists with the preparation, managing, monitoring, and maintaining of comprehensive budgets, schedules, and cash flow projections.
- Establishes and implements a quality assurance and quality control program.
- Led project meetings, liaises with the Owners, and assists with presentations to the Owners executive management team.
- Covers the preparation, management, and coordination of RFP/bid packages and managing the bid process.
- Assists with the solicitation, evaluation, and selection of architects, engineers, and other subconsultants and contractors.
- Assists with managing the design effort to ensure the project meets the owner's objectives and budget.
- Participates in the preparation of Design Review reports and performs value engineering analysis, peer reviews, and constructability reviews.
- Assists in managing the work of architects, engineers, other subconsultants, and contractors.
- Participates in the review and update of project schedules/budgets (budgeted, actual, committed, and projected).
- Coordinates the processing of clarifications, submittals, and requests for information, shop drawings, substitution requests, change proposals, and change orders.
- Reviews and approves monthly payment requests by consultants and contractors.
- Assists in the preparation of daily, weekly, and monthly reports discussing the status of the project in detail.
- Develops and maintains open communications with general contractors, consultants, inspectors, and client representatives.
- Inspects field conditions to identify problems, inaccuracies, or cost-saving opportunities.
- Coordinates site logistics and phasing plans with general contractors and clients, ensuring alignment with client constraints and approvals.
- Assists the Project Manager in monitoring contractor performance, productivity, and adherence to quality, schedule, safety, and regulatory requirements.
Qualifications
- Minimum 5 years of project management experience with a major contractor or owner’s advisor in full-cycle, complex vertical construction projects.
- Minimum 2 years project management experience in delivering healthcare/hospital projects.
- Completed Bachelor’s Degree.
- Excellent communication skills both oral and written.
- Excellent writing and typing skills; computer literate and capable of using multiple applications including but not limited to MS Office365 (Word, Excel, Outlook), Adobe Acrobat; Microsoft Project; Cloudbased Filesharing (Eg. Box, Egnyte, SharePoint); Construction Management, Scheduling and Estimating apps (Procore, Egnyte, BuilderTrend, Primavera, Timberline, On Screen Takeoff, Microsoft Project, etc); and general Internet.
- Located in the Honolulu area.
- Bachelor’s Degree in Civil Engineering, Architecture, or Construction Management preferred.
- A graduate degree or project management certification is a plus.
- Illustrated experience in graphic design for reports, presentations, and websites.
