About the Role
The Construction Analyst supports nationwide renovation and construction operations across the organization’s single-family rental portfolio. This role is responsible for managing key aspects of the construction lifecycle, including budget tracking, vendor coordination, scheduling, and quality control. The position ensures renovation projects align with the investment thesis by monitoring cost performance, identifying variances, and supporting operational execution. This role works cross-functionally with Acquisitions, Investment Management, and vendor partners to ensure timely and accurate delivery of renovation projects across multiple markets.
Responsibilities
- Functional Responsibilities
- Review acquisition renovation budgets (ARB) and inspector scopes to prepare bids for vendor execution
- Evaluate estimates to ensure alignment with investment thesis and track deferred or out-of-scope items
- Approve estimates, change orders, invoices, and project timelines
- Monitor renovation progress and ensure accurate updates are maintained in internal systems (CMS)
- Complete renovation tracking documentation including scope variance, pricing updates, punch lists, and project status
- Track homes in triage status and ensure all required data is collected for decision-making
- Provide feedback on scope, pricing, and execution performance to Acquisitions Analysts
- Operational / Departmental Support
- Maintain regular communication with vendors to track project progress and performance
- Onboard and manage vendor relationships to ensure capacity, quality, and pricing expectations are met
- Schedule and review inspections across due diligence, in-progress work, and final walkthroughs
- Coordinate change order approvals and ensure timely resolution of construction adjustments
- Support production workflow optimization and identify process inefficiencies
- Compliance & Risk Management
- Ensure adherence to applicable federal, state, and local regulations
- Support adherence to applicable fair housing and local real estate regulations
- Maintain required documentation and reporting standards
- Monitor construction quality and ensure consistency across markets and vendors
- Conduct audits of construction outcomes and document performance trends
- Identify and escalate compliance risks, budget variances, and operational concerns as appropriate
- Financial / Performance Accountability
- Support budget adherence and cost controls across renovation projects
- Monitor budget-to-actual variance performance and identify cost-saving opportunities
- Track renovation cycle times and project completion timelines
- Contribute to operational efficiency and project delivery goals
- Ensure accuracy of invoices, estimates, and change order approvals
- Leadership / Collaboration
- Collaborate cross-functionally with Construction, Acquisitions, and Investment Management teams
- Provide reporting and updates regarding project status, risks, and operational performance
- Maintain professional relationships with vendors and contractors
- Promote company values, operational standards, and quality expectations
- Contribute insights on construction trends, pricing, and vendor performance
- Perform other duties as assigned to support business objectives
Performance Expectations & Key Metrics
Performance will be evaluated based on measurable outcomes aligned with company and departmental goals. Metrics may include:
- Budget to Actual Variance: Accuracy of renovation cost management
- Cycle Time Metrics: Days to start renovation, complete renovation, and close punch list
- Vendor quality, pricing consistency, and scope adherence
- Monthly number of renovations completed and tracked
- Accuracy and timeliness of construction data entry and reporting
- Resident move-in satisfaction and work order resolution performance
Requirements
- Education: Bachelor’s degree in Construction, Business, or related field OR equivalent construction experience (2 years experience = 1 year education)
- Experience: Relevant experience in construction, renovation, or project coordination environment preferred
- Skills & Competencies:
- Strong understanding of construction budgeting and Budget vs. Actual (BVA) analysis
- Experience with project management tools and scheduling systems (Gantt charts a plus)
- Advanced proficiency in Microsoft Excel for reporting and analytics
- Strong written and verbal communication skills
- High attention to detail and ability to manage multiple projects simultaneously
- Strong analytical and problem-solving abilities
- Ability to work in a fast-paced, deadline-driven environment
- Knowledge of fair housing and real estate regulations (preferred)
- Ability to work in office and field coordination environments, including occasional extended hours if needed
Preferred Qualifications
- Experience in single-family rental, multifamily, or residential renovation environments
- Experience working with CMS platforms, project tracking software, or construction management tools
- Familiarity with construction inspections, vendor management, and renovation operations
- Industry certifications related to construction or project management preferred
