Compliance Specialist-Rentals
Duties And Responsibilities
- Process applicant files in accordance with LIHTC and HUD regulations, including initiating applicant outreach and reviewing third-party verifications, requesting required documentation, and accurately calculating household income to determine eligibility.
- Ensure full compliance with affordable housing program requirements by maintaining complete, accurate, and audit-ready applicant files.
- Prepare and generate lease agreements using RealPage (On-Site), and coordinate lease execution, including collection of first month’s rent and security deposits.
- Create and manage guest cards and process move-ins using Yardi, ensuring accurate data entry and timely onboarding.
- Cope with property managers to schedule key pick-ups and facilitate smooth resident move-ins.
- Prepare, review, and finalize subsidy packages in compliance with applicable program guidelines.
- Maintain and manage multiple waiting lists using Excel, ensuring proper tracking, updates, and adherence to fair housing regulations.
- Assist VP of Rentals and Assistant Director of Rentals with any necessary work within the Rentals department.
Desired Qualifications
- Minimum of a High School Diploma or GED. Bachelor’s or associate Degree preferred.
- Three to five years prior experience in LIHTC and HUD Compliance.
- Prior experience working with affordable housing.
- Strong math skills and efficiency in calculations.
- Proficiency in Microsoft Word and Excel.
- Bilingual Spanish/English preferred.
- Tax Credit specialist certificate preferred.
- Proficiency in Yardi property management software.
