Compliance Specialist

About the role
The Compliance Specialist performs a variety of business office functions specific to affordable housing certifications such as LIHTC, HUD, Bond, and HOME Funds, ensuring regulatory adherence across assigned properties.
Responsibilities
- Compliance & Regulatory Knowledge
- Maintain knowledge of LIHTC, HOME, Bond, TRUST, HUD, ADA, State Manuals, and Fair Housing laws and regulations.
- Stay current on updates and changes in affordable housing programs and requirements.
- Respond to compliance audit reports and submit to applicable entities within required timeframes.
- Assist with completion of LIHTC, HOME, Lender, or other reviews.
- Ensure required certifications are completed on time.
- Maintain working knowledge of all applicable affordable housing regulations and ensure timely, accurate compliance responses.
- File Review & Certification
- Verify and test income and asset documentation for tenant files (Move-Ins, Interim, and Annual Recertifications) across applicable housing programs.
- Review, provide written responses, and process household file applications for affordable housing programs in a timely manner consistent with company KPIs.
- Perform on-site file audits to ensure all regulated forms are properly completed and in file.
- Follow up on audit findings to ensure compliance and report corrections as required.
- Assist in processing move-in and recertification files.
- Track files and maintain reports.
- Preserve resident and applicant confidentiality.
- Ensure thorough and timely file review, certification processing, and audit readiness.
- Site Inspections & Property Support
- Perform on-site file audits to verify compliance with program requirements.
- Provide support and training to site staff regarding correct program certification policies and procedures via phone, email, or in person.
- Deliver on-site compliance support to enable property staff to meet all program and certification requirements.
- Associate Support & Communication
- Support property managers with clear communication on affordable programs and compliance-related issues.
- Assist with distribution of updated compliance information and guidance to property staff as regulations change.
- Ensure clear, timely communication and support to site associates on compliance procedures and regulatory updates.

Requirements
- Certification as a Tax Credit Specialist (TCS), Housing Credit Certified Professional (HCCP), or Specialist in Housing Credit Management (SHCM).
- Proficiency with RealPage OneSite (Affordable/Tax Credit module) or comparable property management/compliance software.
- Proficiency with Microsoft Office Suite (Excel, Word, Outlook).
- Working knowledge of LIHTC, HOME, Bond financing, ADA, Section 504, and Fair Housing Act requirements.
Pay
$22.00/hour
