About the role

The Community Manager is responsible for the operational and financial aspects of a community and meeting company goals in those areas. This includes facilitating the optimum performance of the community in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting, and compliance with all applicable laws and company policies.

Responsibilities

  • Operate the community within the financial guidelines and approved budget.
  • Ensure rents are collected when due, and monies are posted in a timely manner.
  • Issue 5-day notices (Pay or Quits) and evictions.
  • Work one weekend a month, preferably the first weekend of the month.
  • Perform physical inspections of the community and verify the condition of vacant apartments.
  • Cookordination with maintenance staff to ensure timely reconditioning of apartments after move-out.
  • Direct supervision of the office staff and maintenance supervisor.
  • Indirect supervision of maintenance operations including maintenance technicians, grounds and housekeeping.
  • Knowledge of Fair Housing Laws.
  • Interview, hire, and onboard all community team members.
  • Order maintenance uniforms and ID badges.
  • Ensure a professional appearance and behavior at all times for self and community team members.
  • Ensure the thorough knowledge, implementation, and enforcement of all policies and procedures of the Company, ensuring that all personnel in all departments are operating within those regulations.
  • Lease the community through supervision of the office and leasing personnel, ensuring that all sales techniques and methods required by the company are being used effectively and in a professional manner.
  • Approve and submit all invoices for payment through Nexus.
  • Ensure that all personnel respond to resident requests or complaints in a timely, efficient, and courteous manner.
  • Generate and analyze various reports, including leasing trends, financial performance and projections, and occupancy verifications.
  • Implement, design, and maintain a resident retention program, such as a resident referral program or social activities.
  • Ensure that all personnel in all departments operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
  • Report any unusual extraordinary circumstances regarding the residents or the community.
  • Seek educational opportunities and self-improvement for personal growth and development.
  • Directly supervise one or more team members in the office and/or maintenance teams.

Qualifications

  • High school diploma or general education degree (GED); or three to five years related experience and/or training; or equivalent combination of education and experience.
  • Likely requires LIHTC experience.
  • Communicates and presents effectively.
  • Communicates and presents effectively in one-on-one and small group situations to customers, clients, and other team members of the organization.
  • Manages diverse workforce.
  • Manages conflict, provides direction, and drives business results by managing the performance of staff members.
  • Analyzes mathematical concepts such as probability and statistical inference.
  • Analyzes basic operating statements and identifies unusual operating trends, ratios, and variances.
  • Solves problems under conditions of risk and uncertainty.
  • Reasons using common sense understanding to carry out detailed but uninvolved written or oral instructions.

  • Deals with problems involving a few concrete variables in standardized situations.
  • Has the Certified Apartment Manager (CAM) or Resident Apartment Manager (RAM) designation.
  • Completes Fair Housing within 1 day of hire.
  • Completes Preventing Sexual Harassment, Workplace Harassment, and Drug-Free Workplace courses within 7 days of hire.
  • Uses hands to finger, handle, or feel and talk or hear while performing the job.
  • Stands, walks, and sits while performing the job.
  • Reaches with hands and arms while performing the job.
  • Climbs or balances while performing the job.
  • Stoops, kneels, crouches, or crawls while performing the job.
  • Lifts and/or moves up to 10 pounds while performing the job.
  • Uses close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus while performing the job.
