About the role

This role manages the day-to-day operations of an assigned townhome property (109 units, currently in lease-up stage) including managing team members, daily activities, and resources to achieve established budgeted financial and operational goals. The position ensures compliance with Company policies, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws governing multi-family housing operations.

Responsibilities

  • Provides input into the development of the property budget by analyzing financial statements, marketing data, and operational reports.
  • Meets revenue targets by setting rent rates, ensuring timely rent and fee collection, making bank deposits, and preparing monthly financial status reports.
  • Approves vendor invoices for payment, ensuring proper reconciliation, insurance certificates, and communication between vendors, accounting, and owners.
  • Controls expenditures by adhering to the approved budget and managing petty cash.
  • Oversees lease enforcement, including approving resident applications, conducting apartment inspections, issuing notices, and managing evictions and fee collections.
  • Analyzes market and economic trends to implement leasing and marketing strategies that achieve occupancy and revenue goals.
  • Promotes resident satisfaction and retention by addressing complaints and service issues promptly.
  • Ensures maintenance team compliance with company standards for service requests.
  • Conducts regular property inspections to maintain safety, cleanliness, and appeal.
  • Supervises property staff through hiring, training, and performance management in line with company policies.
  • Manages client/owner relationships through meetings, property tours, and performance updates.
  • Completes accounting, financial, administrative, and other reports as required.
  • For California properties: Ensures lease documents are complete, compliant, and organized using the California-specific Lease File Checklist.

Requirements

  • Bachelor’s degree preferred in Business Management, Real Estate, or a related field.
  • 4-6 years of relevant property management experience, including sales, marketing, and customer service.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Excellent communication, conflict resolution, and customer service skills.
  • Detail-oriented, self-motivated, and able to work independently or collaboratively.
  • Valid driver’s license (required to operate a golf cart on property).
  • Proficiency in property management software (e.g., Entrata, Yardi, OneSite), Microsoft Office, and database management.
  • Strong supervisory skills to lead and evaluate team members, including maintenance staff.
  • All required state and local licenses/certifications for the role.

Physical Demands

  • Office environment with frequent exposure to outdoor elements (weather, odors, etc.).
  • Ability to access all areas of the property and amenities.
  • Must be able to lift up to 20 pounds independently and 50 pounds with assistance.
  • Local travel may be required for bank deposits, training, or outreach events.

Pay

The salary range for this position is $77,000 - $80,000. Additional compensation may include weekly, monthly, or quarterly bonus programs based on individual and company performance.
