About the role

We are seeking a Community Manager for a new development in the Mapleton Fall Creek neighborhood of Indianapolis. This role will oversee all phases of community operations and on-site team performance, including the lease-up of units coming online in late August/early September. The Community Manager will manage the company’s objectives and property operating budget, with primary goals of increasing cash flow, balancing the budget, maintaining the physical asset, and providing a quality living environment with superior customer service for residents.

This position requires on-site presence 5 days per week and involves establishing and maintaining a positive, productive working relationship with the property’s team members, ensuring adherence to TCB’s Mission Statement, policies, and procedures, and compliance with regulatory requirements.

Responsibilities

  • Develop and manage operating budgets, billing processes, operating reports, and all accounting functions including invoicing and expense tracking.
  • Monitor revenue transactions, rent collection, nonpayment of rent processes, collection agency follow-up, and reporting.
  • Oversee leasing procedures and ensure compliance with Affirmative Fair Housing Marketing Plan and other regulatory requirements.
  • Approve and submit employee time sheets and enact cost control measures as needed.
  • Maintain property curb appeal, conduct annual apartment inspections, prepare market-ready units, and ensure safety and preventive maintenance.
  • Prepare for local, state, or federal audits or inspections, monitor the work order system, and document incidents for risk management.
  • Provide outstanding customer service to residents, distribute timely communications, and follow up on service requests, complaints, or policy violations.
  • Work closely with Community Life staff and resident associations to provide and advertise activities and services, fostering a sense of community and well-being.
  • Monitor and assist in successful lease-ups (100%) by target deadlines, including team accountability, file processing, leasing reporting, and training.
  • Recruit, train, coach, manage, and motivate team members, providing evaluations and recommendations to HR.
  • Participate in corporate committees, attend trainings, seminars, and conferences, and be available for emergencies, on-call duties, resident functions, and weekends as needed.
  • Maintain a strong understanding of all affordable programs applicable to the community managed.

Requirements

  • BA/BS degree and 5+ years of progressive experience in Residential Property Management, Hotel, Hospitality, or Retail Management, with at least 2 years in a supervisory or management role.
  • Industry designations such as COS, LIHTC, ARM®, CPMC®, etc., preferred.
  • Excellent budget and financial management skills.
  • Strong leasing skills in affordable housing, preferably with knowledge of regulatory programs, policies, and Federal Housing Laws, including Low-Income Housing Tax Credit (LIHTC), Indiana Housing Authority, and Indiana Housing and Community Development Authority programs.
  • Proficiency in Microsoft Word, Excel, Outlook, and Yardi or other industry software.
  • Excellent verbal and written communication skills.
  • Knowledge of Federal Fair Housing Laws & Guidelines is a plus.
  • Demonstrated customer service skills and ability to build relationships.
  • Ability to speak a second language is a plus.
  • Leadership skills and understanding of effective management of personal development for employees.

Physical Demands & Work Environment

Pay

$57,000–$62,000 salary with a $2,000 sign-on bonus.
