Community Manager

Summary

Sares Regis Group is seeking an experienced Community Manager for their 240-unit community, Aspire at Live Oak. This position offers an excellent opportunity for career growth within a reputable company in a convenient location.

Qualifications

• Must have 2+ years as a Community Manager of 100+ units
• Excellent problem-solving, interpersonal, and communication skills
• Leadership and supervisory skills
• Excellent sales skills
• Ability to read, analyze, and interpret general business periodicals
• Knowledge of operations software used at the property level (Outlook, Internet software, EXCEL, WORD)

Responsibilities

• Hiring, training, and developing a competent team
• Managing daily operations, including reviewing daily rent recommendations and identifying opportunities to maximize income
• Collecting rents, implementing legal delinquent rent procedures, ensuring resident insurance compliance, and enforcing screening criteria and policies
• Completing meaningful variance reports, initiating annual budgets and forecasts, and educating staff and regional manager about market conditions
• Bidding out recurring contract work to ensure quality and best prices, confirming contractor insurance and lien waiver requirements, and monitoring contractor performance
• Implementing and enforcing OSHA and other safety procedures, conducting routine safety meetings, and ensuring up-to-date MSDS information is available
• Identifying and addressing potential repairs or capital projects, ensuring quality curb appeal meets standards, and identifying risk management issues
• Reading, following, and implementing company and employee handbooks, property policy manuals, and governing documents

Pay

Salary is TBD. We offer a competitive compensation package that includes a 401(K) match, rental incentive and renewal compensation, bonuses, and rental discounts depending on location.
