About the role
Legacy is seeking a Full Time Community Manager to join a talented team dedicated to the continued growth of the company. The Community Manager will oversee and manage a manufactured home community, ensuring a positive environment for visitors, residents, staff, and other individuals on site. Additionally, the Community Manager will actively sell park-owned new and used homes, as well as brokered resident homes.
Responsibilities
- Collect monthly rent payments
- Enforce park rules and regulations
- Maintain resident files ensuring they are kept current and confidential
- Exhibit excellent customer service
- Develop and maintain community relationships
- Process resident applications and follow fair housing guidelines
- Work with local counsel and Regional Manager to process evictions
- Maintain current records in property operating system(s)
- Ensure property appearance is satisfactory and work with outside vendors as needed
- Perform all other duties as assigned
Sales
- Actively sell inventory and brokered homes while ensuring all inventory, including brokered homes, are accurately displayed on Legacy’s website and partner websites via entry through Legacy’s portal
- Schedule appointments for open house showings and conduct home and property tours
- Enter all leads (phone, walk-ins, emails, texts, and intranet) into CRM (open leads) within one hour of receiving or no later than the morning of the next business day
- Respond to leads with follow-up within one hour of prospective buyers contacting the property
- Maintain constant communication with leads until they become non-responsive
- Ensure inventory homes are always show-ready
- Maintain updated records on CRM including documenting all contact with leads, completing workflow steps in a timely manner, and documenting detailed reasons why the lead does not want to purchase the home if the lead is unsuccessful
- Request lead closure in CRM once the lead is considered dead (when implemented)
- Notify the Regional Manager of all home sale offers regardless of the offer price
- Broker homes for residents
- Aid Home Construction as requested
- Collect and process earnest money deposits for home sales
- Enter and process residency applications for prospective home buyers
- Schedule, track, and manage closing dates with buyers including preparing closing documents and conducting home sale closings
- Schedule closings with corporate sales staff
- Forward all closing documents to corporate sales staff and assist with post-close titling work with Corporate as requested
- Perform other duties as assigned

Qualifications / Skills / Abilities
- High School Diploma required
- College degree preferred
- At least three (3) years of Property Management Experience is preferred
- Ability to pass a background check and drug screening
- Valid driver's license required
- Efficiently operate assigned computer software and other equipment including but not limited to Microsoft Office Suite (Word, Excel, PowerPoint, etc.)
