About the role
The Trails at River Road Apartment Community in Boerne, TX is currently seeking a Community Manager.
Responsibilities
- Manage and direct the on-site staff
- Lead leasing and marketing activities
- Perform market analysis
- Develop yearly operating and capital budget plans
- Monitor and enforce resident lease obligations
- Ensure all physical aspects of the property are fully functional and maintained
- Communicate effectively with site staff members and ensure compliance of all personnel policies and procedures
- Provide direction and oversight to property maintenance staff
- Train and mentor office staff in an effort to implement sales and marketing materials
- Perform regular inspections of managed property
- Bid, negotiate and manage vendor service contracts and one-time projects
- Communicate effectively with residents, proactively responding to their needs; focus on relationship development and resident retention
- Achieve the highest possible net operating income through implementation of effective cost control
- Communicate with corporate staff and vendors
- Perform other tasks as assigned
Requirements
- Tax Credit and HUD knowledge
- Yardi Voyager experience
- Renovation experience
- Bilingual
- Strong financial management skills
- Ability to work effectively and lead the community staff in a fast-paced, ever-changing environment
- Solid multi-tasking skills
- Professional communication skills
- Proficient with Microsoft Office (Excel, Word, and Outlook)
- Willingness and ability to work weekends and holidays
- Reliable transportation
