About the role
The Community Director is responsible for managing, marketing, and maintaining the apartment community, maximizing employee resources, and fostering a successful team environment. What You Will Do
Responsibilities
- Facilitate a high-performing team through frequent communication and coaching of diverse skillsets to ensure property success.
- Provide feedback to the team on their performance, building sustainable relationships through trust and interactive communication.
- Review and analyze the property budget to ensure expenses are maintained within guidelines.
- Aim to embody and promote CWS core values on a daily basis.
- Maintain safety as a top priority, ensuring the health, well-being, and safety of team members, residents, contractors, and oneself.
What Your Day Consists Of
- Lead team members
- Create and monitor property’s operations budget
- Lease the community
- Market the community
- Maintain positive resident relations
- Oversee make-ready process
- Oversee service request process
- Oversee accounts receivable process
- Maintain accounts payable
- Review and approve payroll
- Communicate with customers, residents, investors, vendors, leadership, and CWS team members
- Implement and maintain the CWS Risk Management and Safety Programs
Qualifications
- High school diploma or GED (required)
- 2-4 years of on-site management operations knowledge (required)
- Yardi software experience (preferred)
- Possess a valid driver’s license and current automobile insurance (required)
- Affordable Housing Experience (Required)
- Able to adhere to set and variable work schedule, including weekends and emergencies as required
- Able to adhere to company policies, procedures, and practices
- Able to establish and maintain effective working relationships
- Able to maintain a professional and ethical atmosphere
- Possess supervisory/managerial skills
- Knowledge of Microsoft Office and Outlook software
- Able to perform work responsibilities at locations other than “home” property
- Able to travel within major metropolitan areas and may be required to attend company functions in other cities

Work Environment
Work is performed in both office and field environments within residential apartment communities. Position requires regular interaction with residents, prospects, vendors, and team members in a fast-paced customer service and operational setting. Occasional exposure to outdoor weather conditions and maintenance or construction activity may occur.

- Frequent walking of the property, including climbing stairs and inspecting common areas, amenities, and apartment homes
- Standing, sitting, bending, reaching, and occasional lifting of office or marketing materials up to 25 pounds
