About the role

As a Commissioning Engineer II at QTS Data Centers, you will lead Level 1 through Level 5 commissioning of base building systems, security systems, life safety systems, electrical, mechanical, and EPMS/BMS systems in a data center environment. This role involves overseeing, documenting, and tracking commissioning activities, including testing and validation of connectivity, network infrastructure, security, life safety, building subsystems, transformers, electrical switchgear, UPS, STS, PDU, cooling distribution equipment, and building management systems. You will serve as a project manager and liaison to third-party commissioning agents, requiring flexibility to support construction and commissioning activities, which may include nights and/or weekends. This position is platform-based and may require up to 75% travel to sites across the U.S.

Responsibilities

  • Assist in site construction activity and installations, coordinating with the QTS Development Team and external resources to ensure adherence to operational standards.
  • Develop comprehensive commissioning plans for Level 1–5 systems, including connectivity, network infrastructure, security, life safety, building subsystems, electrical, mechanical, and building automation components.
  • Conduct thorough commissioning activities, ensuring systems are installed, tested, and validated according to industry standards and client specifications.
  • Identify, track, and resolve issues during commissioning, collaborating with the project team to address technical challenges and drive continuous improvement.
  • Create and review detailed commissioning documentation, including test procedures, reports, and as-built documentation.
  • Witness testing of all equipment during commissioning and validate sequence of operations and operational documentation.
  • Collaborate with cross-functional teams, including design engineers, project managers, contractors, commissioning agents, and facilities operations to ensure seamless system integration.
  • Implement quality control measures to meet regulatory requirements and industry best practices during build and commissioning.
  • Develop and test site-specific standard operating procedures (SOP), method of procedures (MOP), and emergency response procedures (ERP) in coordination with facilities operations.
  • Provide training to end-users and maintenance personnel on the operation and maintenance of commissioned systems.
  • Use the Change Management Process to approve preventative and corrective maintenance, completing documentation using QTS processes and software.

Requirements

  • Bachelor’s degree in Construction Management, Project Management, Computer Science, or a related field, or equivalent professional experience.
  • Five or more years of experience in data center engineering, commissioning, project management, or equivalent.
  • Background in building maintenance, CCTV and access control systems, network, telecommunications, and/or fire detection/suppression systems.
  • Ability to travel to other data center locations as required (up to 75%).
  • Proficiency with MS Office Suite.
  • U.S. citizenship is required due to federal customer contracts.

Preferred Qualifications

  • Firm understanding of mechanical and electrical equipment, systems, and design related to data centers.
  • Knowledge of electricity and medium to low voltage electrical distribution systems.
  • Experience with emergency backup systems (generators, UPS, battery backup).
  • Experience with mechanical cooling solutions (chillers, CRAH, CRAC, pumps, heat exchangers, etc.).
  • Knowledge of equipment operation and maintenance, single line drawings, critical scripted work, and sequence of operations.

Skills

  • Ability to analyze system operations, diagnose problems, and implement corrective actions.
  • Strong problem-solving skills and ability to develop technical plans for projects.
  • Excellent written, verbal, and interpersonal communication skills.
  • Ability to work effectively in a team environment.
  • Computer proficiency with MS Office, Outlook, and web-based applications.
  • Physical ability to perform tasks involving frequent typing, standing, walking, pushing, pulling, bending, reaching, and lifting (up to 50 lbs. regularly, with heavier weights assisted).
