The role focuses on providing quality control and commissioning leadership for mechanical, electrical, plumbing, fire protection design and construction across STO Building Group projects and others as necessary. Responsibilities include development and review of scope documents, construction document review, and on-site construction supervision, with an emphasis on verifying that installed work matches drawings and specifications. Commissioning direction and leadership—whether internal or with a third-party firm—is a key component of this position.

Responsibilities

  • Collaborate with project teams, architects, engineers, and subcontractors to assist in developing MEP/FA/FP design concepts, specifications, and performance requirements.
  • Review MEP/FA/FP design drawings, calculations, and technical documentation to verify compliance with project requirements, codes, and standards.
  • Conduct comprehensive design reviews to identify potential issues, conflicts, and deficiencies, and provide recommendations for improvements.
  • Monitor MEP/FA/FP installation activities to verify compliance with design intent, manufacturer guidelines, safety regulations, and industry best practices.
  • Conduct site inspections to verify the quality of MEP/FA/FP installations, adherence to design specifications, and proper coordination with other trades.
  • Review project-specific functional testing scripts based on standard forms and documentation.
  • Collaborate with commissioning agents to develop commissioning plans, procedures, and test scripts for MEP/FA/FP systems.
  • Lead MEP/FA/FP system commissioning activities, including functional testing, performance verification, and documentation of results.
  • Coordinate with project teams to address issues or deficiencies identified during commissioning, including corrective actions and retesting.
  • Conduct final inspections and acceptance tests to verify that MEP/FA/FP systems meet project requirements and are ready for occupancy.
  • Collaborate with project teams to develop accurate and comprehensive turnover documentation, including as-built drawings, operation and maintenance manuals, and warranties.
  • Stay updated on industry advancements, emerging technologies, and best practices related to MEP/FA/FP systems and apply them to improve processes and outcomes.
  • Provide technical guidance and mentorship to junior team members, promoting knowledge sharing and professional development.

Requirements

  • 5+ years of experience in the construction field or building mechanical/electrical commissioning experience.
  • Engineering design experience preferred.
  • Bachelor’s degree in Mechanical Engineering, Electrical Engineering, or a related field preferred.
  • Commissioning certification preferred.
  • Proven experience in MEP/FA/FP system design, installation, and commissioning, preferably within the construction or engineering industry.
  • Proficiency in reading and interpreting MEP/FA/FP design drawings, specifications, and technical documentation.
  • Excellent technical and analytical skills, with the ability to identify issues, propose solutions, and make sound engineering judgments.
  • Strong attention to detail, with a focus on quality and adherence to project deadlines.
  • Effective communication and interpersonal skills, with the ability to collaborate with diverse stakeholders, including project teams, architects, engineers, and subcontractors.
  • Familiarity with commissioning processes and procedures for MEP/FA/FP systems.
  • Proficiency in using software applications for design, analysis, and documentation (e.g., AutoCAD, Revit, Navisworks).
  • Ability to work independently and in a team, prioritizing tasks and managing multiple projects simultaneously.
  • Proficient in Microsoft Office programs; working knowledge of iPad-type instruments and various M/E industry “Apps.”
  • Comfortable using common field-testing equipment such as infrared cameras, light meters, IAQ meters, etc.
  • Knowledge of plumbing and fire protection fields and commissioning requirements through experience and supplemental training courses.
  • Solid working knowledge of electrical systems and NEC for field reviews and commissioning requirements/testing.
  • Strong working knowledge/experience with control systems, BACnet, Tridium networks, and overall systems functional testing sequences, steps, procedures, and integration.
  • Knowledge of air and water testing/adjusting/balancing procedures and expectations.
  • Working knowledge of complex buildings to understand how mechanical/electrical systems integrate into the building.
  • Good understanding of specification divisions and where to locate responsibilities and testing/documentation requirements within project sections.
  • Understanding of common codes for building, plumbing, NFPA (fire, electrical, etc.), mechanical, and life safety.

Physical Requirements
