Commercial Millwork Estimator
for sections like About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. We must not repeat job title. Must include only sections with real content. Must not include filler like "commensurate with experience". Must preserve all substantive info. Remove boilerplate: cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, application instructions. Also remove "Application Deadline" maybe? It's not a heading but we can include as paragraph? The instruction: "Do NOT put Job ID / requisition numbers as headings — fold minor metadata into a short
or drop it." Application deadline is minor metadata; we could put in a short
. Also "Job Type & Location" is minor metadata; we can include as paragraph. We need sections: About the role (intro paragraph), Responsibilities (list), Requirements (list maybe), Qualifications (list maybe), Skills (list maybe), Benefits (list), Pay (maybe paragraph), Schedule (maybe paragraph). However we must only include sections when posting has real specific content. Let's extract. Posting content: Location: Charlotte, NC (in header). Job type: Contract to Hire. Intro paragraph: "Are you an experienced estimator with a background in commercial millwork, cabinetry, and architectural casework? Join a growing team where you'll play a critical role in delivering accurate, competitive estimates for high-profile commercial projects while working alongside project management, engineering, and operations teams." That's about the role. Responsibilities: bullet list after "What You'll Be Doing". Items: - Review architectural drawings, specifications, bid documents, and project addenda. - Perform detailed takeoffs for commercial millwork, cabinetry, casework, countertops, trim, wall panels, and custom woodwork. - Develop accurate material, labor, installation, and subcontractor cost estimates. - Identify scope gaps, project risks, exclusions, and discrepancies before bid submission. - Solicit, analyze, and evaluate vendor and subcontractor pricing. - Prepare competitive proposals and manage multiple bid opportunities simultaneously. - Partner with Project Management, Engineering, Purchasing, and Operations to ensure seamless project handoff after award. - Maintain estimate records and project information within an ERP-driven environment. Requirements: after "What We're Looking For". Checklist items with ✅: - Experience estimating commercial millwork, architectural casework, cabinetry, or related construction projects - Strong ability to read and interpret architectural drawings and specifications - Proven experience with detailed takeoffs, material quantification, and cost estimating - Bluebeam or similar takeoff software experience - Strong Excel and overall computer proficiency - Ability to manage multiple bids and deadlines in a fast-paced environment Preferred Qualifications: after "Preferred Qualifications" with ⭐: - Experience with INNERGY ERP - Experience with Cabinet Vision Why This Opportunity? paragraph: "Join a respected and growing commercial millwork organization Work on diverse, high-impact commercial construction projects Collaborate with experienced industry professionals Opportunity to leverage both technical and analytical expertise while contributing directly to project success If you're passionate about estimating, have a keen eye for detail, and enjoy turning complex plans into winning bids, we'd love to connect." That could be "About the role" or maybe a separate "Why This Opportunity?" but we only have allowed headings list; we could treat as part of About the role or maybe as a separate section like "About the company"? Not in list. Probably incorporate into About the role. Job Type & Location: "This is a Contract to Hire position based out of Charlotte, NC." Could be short paragraph. Pay And Benefits: includes pay range and benefits list. Pay range: "$33.00 - $38.50/hr." plus description. Benefits list: bullet list after "If eligible, the benefits available for this temporary role may include the following:" then list items. Workplace Type: "This is a fully onsite position in Charlotte,NC." Could be schedule? Actually schedule not given; but we have workplace type (onsite). Could be considered Schedule? Not exactly. There's no schedule info like full-time, part-time, shift. So we should not create Schedule section unless posting actually states them. It does not state schedule; only workplace type. So we should not create Schedule heading. We could create a "Workplace" section? Not allowed headings list. So we could incorporate into a paragraph under About the role or maybe under Benefits? Better to include as a short paragraph after Pay. Thus sections:
About the role
...
Responsibilities
- ...
Requirements
- ...
Preferred Qualifications
- ...
Qualifications
containing both required and preferred? Or we could have Requirements and Qualifications separate. The allowed headings include Qualifications. So we can put required under Requirements, preferred under Qualifications. That seems fine. Skills: maybe we can list software/excel etc under Skills. But we already have those in Requirements. Could move some to Skills. But we must not invent sections; we can include Skills if we have content. We have skills: Bluebeam or similar takeoff software experience, Strong Excel and overall computer proficiency, Ability to manage multiple bids and deadlines. Those could be under Skills. However we already have them under Requirements. To avoid duplication, we could split: Requirements for experience and ability to read drawings, etc. Skills for software and Excel. But we must preserve all info; duplication is okay if we keep content but not repeat? The instruction: "Preserve ALL substantive information; do NOT invent or summarize away detail." It doesn't forbid duplication, but better to avoid redundancy. We could keep Requirements as the checklist items (including experience, reading drawings, takeoffs, managing bids). Then Skills for Bluebeam, Excel, computer proficiency. However the ability to manage multiple bids appears in both; we could keep it under Requirements. Let's decide. Simplify: Use Requirements for the checklist items (including experience, reading drawings, takeoffs, managing bids). Use Skills for Bluebeam, Excel, computer proficiency. Use Qualifications for Preferred Qualifications (INNERGY ERP, Cabinet Vision). That covers all. Benefits: list. Pay: paragraph with pay range and note about factors. We also need to include location and job type maybe as a short paragraph after About the role? Could be under About the role? Might be okay to include as a short paragraph after About the role before Responsibilities. Or we could incorporate into About the role paragraph. Let's craft HTML. We must not include boilerplate like "About Actalent", equal opportunity, etc. Remove all that. Also remove "Application Deadline", "Job Type & Location" maybe we keep location in a short paragraph. We'll output:About the role

We should not include Schedule section as not present. Check for any leftover boilerplate: we removed About Actalent, EEO, etc. Also removed "Workplace Type" (we could incorporate location already). We included location in About the role paragraph. Good. Check for duplicate content: we have "Ability to manage multiple bids and deadlines in a fast-paced environment" under Requirements; we didn't duplicate elsewhere. Good. Check that we preserved all substantive info: Let's verify. From posting: - Intro paragraph: captured. - Responsibilities: all 8 items captured. - Requirements checklist: we captured 4 items (experience, reading drawings, takeoffs, managing bids). However original checklist had 6 items: experience estimating..., strong ability to read..., proven experience with takeoffs..., Bluebeam..., strong Excel..., ability to manage multiple bids... We moved Bluebeam and Excel to Skills. So we preserved all. - Preferred Qualifications: captured as Qualifications. - Why This Opportunity? paragraph: we omitted? We didn't include that motivational paragraph. It's substantive. Should we include? It's under "Why This Opportunity?" which is not a standard heading but we could incorporate into About the role or maybe a separate section like "About the opportunity". Since we have only allowed headings, we could add it to About the role paragraph after the intro. Let's add that content. The "Why This Opportunity?" paragraph: "Join a respected and growing commercial millwork organization Work on diverse, high-impact commercial construction projects Collaborate with experienced industry professionals Opportunity to leverage both technical and analytical expertise while contributing directly to project success If you're passionate about estimating, have a keen eye for detail, and enjoy turning complex plans into winning bids, we'd love to connect." We need to preserve that. We'll add to About the role paragraph after the intro. Thus About the role paragraph becomes:Are you an experienced estimator with a background in commercial millwork, cabinetry, and
