Full-time, hourly, non-exempt position reporting to the Property Manager and Chief Engineer.
About the Role
Support the Property Management team, Supervisor, and Moody Rambin in sustaining a portfolio of highly satisfied customers while serving as a valued member of a high-performing team. Responsibilities
- Respond to tenant calls (on and offsite) assigned by the management office.
- Provide assistance with month-end data regarding Engineering Status Reports (ESR), meter readings, overtime, expenses, and maintenance checklists in a timely and effective manner.
- Communicate with Property Manager and Chief Engineer daily to discuss and administrate priority projects and any problems needing attention.
- Perform diagnosis, troubleshooting, and problem-solving for various technical systems at the property.
- Demonstrate knowledge of web-based work order and preventative maintenance systems, including closing out work orders daily.
- Track utilities, perform utility management analyses, and provide actionable recommendations.
- Provide overtime HVAC and utility submeter readings for tenant billing.
- Order supplies or equipment from local suppliers as needed, budgeted, or instructed by supervisor.
- Understand and perform Porter and Engineer duties.
- Perform various other functions or projects as directed by the Supervisor.
- Attend monthly training meetings and use engineering brown bag sessions to determine the effectiveness of the training program.
- Assist in managing preparation of budgets and perform budget analyses.
- Maintain effective interpersonal relationships with owners, team members, tenants, vendors, and related entities. Engineers are the most visible team members with the highest level of tenant interaction and must act accordingly, guided by professional standards including positive, supportive, and friendly behavior.
Requirements
- Valid driver’s license.
- High school Diploma or GED.
- Industry, city, and/or government working licenses, permits, and certifications, including:
- City of Houston 1st Grade Stationary Engineering License (required).
- Maintenance Electrician License (required).
- EPA CFC Universal Certification (required).
- SMT (required).
- SMA (preferred).
- Continuing education at various levels will be required.
- Minimum of 3 years of building engineering experience with commercial real estate.
- If upon hire or promotion, required permits or licenses are not held, they must be obtained within six months.
Skills & Qualities
- Service-oriented with strong mechanical skills and advanced proficiency in Microsoft Office (Word, Excel, and Outlook).
- Positive attitude, organized, and strong work ethic with the ability to multitask and prioritize.
- Excellent communication skills (verbal and written).
- Excellent knowledge of building operations, Building Automation Systems (BAS), and maintenance of HVAC, plumbing, electrical, fire & safety, elevators, security, structural and roof systems, and preventative maintenance record-keeping.
- Ability to see the big picture with a strategic focus on items impacting the portfolio and individual properties.
- Strong hospitality and customer service orientation.

- Exceptional oral and written communication skills.
Pay
$28.00 - $32.00 per hour + bonuses.
