Responsibilities
- Perform preventative maintenance, troubleshooting, repair, and general upkeep of commercial building systems and equipment
- Inspect, test, operate, and maintain HVAC, mechanical, plumbing, electrical, and building automation systems
- Maintain and repair air and water distribution systems, including air handlers, fans and motors, VAV systems, pumps, chilled and condenser water systems, heating and hot water systems, supplemental heating and cooling equipment, and domestic water and sanitary systems
- Perform preventative maintenance tasks including filter changes, belt adjustments, lubrication, cleaning, and component replacement
- Assist with operation and maintenance of the Building Automation System (BAS), Energy Management System (EMS), and Fire/Life Safety Systems
- Respond promptly to tenant service requests related to HVAC, plumbing, lighting, carpentry, painting, furniture moves, and general maintenance
- Conduct inspections of mechanical rooms, roofs, common areas, and building grounds while maintaining operational logs and work order documentation
- Perform interior and exterior lighting maintenance and re-lamping
- Read and interpret blueprints, schematics, technical manuals, and equipment specifications
- Participate in a rotating on-call schedule to respond to after-hours building emergencies and operational issues
- Support emergency response efforts and seasonal property maintenance, including light snow removal when required
- Maintain clean, organized, and safe mechanical and electrical spaces
- Ensure all work is completed in accordance with BLT safety standards, operating procedures, and applicable codes and regulations
- Communicate effectively with supervisors, vendors, tenants, and ownership representatives regarding building conditions and completed work
Qualifications
- 2+ years of experience in commercial building maintenance, facilities maintenance, HVAC, plumbing, or related trades
- Working knowledge of HVAC, electrical, plumbing, and mechanical systems
- Ability to troubleshoot building equipment and perform preventative maintenance independently
- Familiarity with Building Automation Systems (BAS) and Energy Management Systems preferred
- Basic knowledge of local, state, and national building and mechanical codes
- Ability to safely operate hand tools, power tools, and maintenance equipment
- Ability to read blueprints and schematic diagrams
- Strong organizational, communication, and problem-solving skills
- Ability to participate in an on-call rotation and respond to after-hours emergencies when required
- Occasional evenings, weekends, or holiday coverage may be required based on operational needs
- Valid driver’s license preferred
- Relevant trade licenses or certifications are a plus
