About the Role
We are seeking an experienced Commercial Asset Manager to oversee a portfolio of commercial real estate assets and maximize property performance, occupancy, and long-term asset value. This role requires a strategic leader with strong financial, operational, and leasing expertise who can collaborate with property managers, vendors, brokers, and ownership to achieve investment objectives.
Responsibilities
- Financial Management
- Develop and manage annual operating and capital budgets.
- Review financial statements and monitor property performance against budgets.
- Approve property expenditures and maintain cost controls.
- Review delinquency reports and develop collection strategies.
- Coordinate lender requests and financial reporting.
- Leasing & Asset Strategy
- Develop and implement leasing and marketing strategies.
- Conduct market research and competitive rent analysis.
- Manage relationships with leasing brokers.
- Oversee lease negotiations, renewals, and documentation.
- Develop asset-level business plans to maximize NOI and long-term value.
- Property Operations
- Conduct regular inspections of commercial properties.
- Monitor maintenance standards, capital improvements, and vendor performance.
- Approve service contracts, scopes of work, purchase orders, and vendor agreements.
- Recommend and oversee preventative maintenance programs.
- Ensure vacant spaces are market-ready.
- Tenant & Stakeholder Relations
- Support property managers in resolving tenant issues.
- Coordinate with city and county officials when necessary.
- Oversee legal matters related to evictions and lease compliance.
- Maintain strong communication with on-site management teams.
- Compliance & Administration
- Ensure compliance with local regulations, permits, and licensing requirements.
- Maintain property records and operational documentation.
- Prepare monthly operational reports and portfolio updates.
- Attend regular management meetings and provide performance updates.
- Develop corrective action plans for underperforming assets.
Qualifications
- Bachelor's degree required.
- 7+ years of commercial property or asset management experience.
- Certified Property Manager (CPM) designation required.
- Strong commercial leasing experience with proven success in occupancy and tenant retention.
- Demonstrated leadership and team management experience.
- Advanced knowledge of commercial property operations and asset management.
- Proficiency with Yardi, Microsoft Excel, Word, and property management software.
- Experience with budgeting, financial analysis, capital planning, and vendor management.
- Basic construction or building systems knowledge is a plus.
- Valid driver's license and ability to travel between properties.
