Civil Engineer / Project Manager - Land Development
for sections like About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. We must include only sections with real specific content. No filler. Must preserve all substantive info, no invention. Remove boilerplate: cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, application instructions. Also remove "Why Our Employee-owners Love SEH" quotes? Those are testimonials, maybe considered part of "About the role"? They are not required but could be considered part of description. The instruction: "Preserve ALL substantive information; do NOT invent or summarize away detail." So we need to keep the testimonials? They are part of the posting, but they are not essential job details. However they are substantive info about culture. Could be included under "About the role" or maybe a separate section like "Culture". But we only have allowed headings list; we can use any of those headings. Could use "About the role" to include description of company culture and mission. The testimonials could be placed there as
or
- . Probably better to put them as
paragraphs. We need to include Responsibilities: list of duties from "This Opportunity" bullet points. Those are: Develop, coordinate, and direct land development projects for a variety of clients; Maintain close relationships with clients throughout development of projects and after completion; Prepare project approaches, scopes and fees required to complete projects; Present proposals to clients, interviewing for projects, and selecting project teams; Determine major project design decisions in conjunction with client. Also maybe "This is an opportunity to manage and deliver complex land development projects for key clients and play a role in the rapid expansion of our presence in Virginia, North Carolina and beyond!" That's also a responsibility. We need Requirements: essential qualifications: Bachelor’s degree in Civil Engineering or other related engineering field of study; Registered as a Professional Engineer in the state of Virginia; Experienced with design, construction and management of land development and/or municipal projects; Demonstrated experience in client management; ability to lead and mentor staff. Preferred Qualifications: Minimum of ten (10) years previous experience; Previous experience managing land development projects; Previous experience managing a staff and serving as a technical mentor for junior level staff; Current affiliation and/or membership with local, state or national Civil Engineering societies and associations. Skills: maybe not explicitly listed; could infer from qualifications but better not to create unless explicit. The posting does not have a separate "Skills" section. So we should not create Skills section unless there is explicit content. So we skip Skills. Benefits: The posting lists: Career development through continued education, licensure/certification, skills, and technical training; Work arrangements that promote work/life balance; Flexible holidays enable individuals to tailor their festivities; Paid Family Leave provides time to care for loved ones, whether family by birth or family by choice. Also "Being 100% employee-owned means we all share in the company’s success". Also maybe "Collaborate on amazing projects of varying size and complexity that positively impact communities". That's more about role. Benefits we have explicit list. Pay: "Base compensation is expected to be in the range of $130,000 and $150,000 based on skill set and experience." That's specific, so we include Pay section. Schedule: Not mentioned explicitly. There's "Work arrangements that promote work/life balance" but not schedule specifics. So we should not create Schedule section unless explicit. So skip. Also location: "This opportunity is open to candidates residing in Charlottesville, VA or surrounding areas". Could be part of About the role or maybe a separate section like "Location". Not in allowed headings; we could put under About the role as a paragraph. Also note about states unable to hire: list of states. That's a constraint; could be included under About the role or maybe a note. It's substantive. We'll include as a paragraph. Also note about relocation, work authorization, EEO boilerplate (we must remove EEO/equal-opportunity boilerplate). So we remove the EEO statement and the notice to third party agencies, etc. Also remove "Check out our full benefits package at SEH Hiring Journey." That's a link; maybe we keep as part of benefits? It's a reference; but it's not substantive detail; could be considered boilerplate? It's a link to benefits; we could keep as part of benefits but it's not a benefit itself. Might be considered navigation; but it's not navigation. It's a reference to benefits page. Could keep as a sentence under Benefits: "See full benefits package at SEH Hiring Journey." However the instruction: "Remove cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, and application instructions." This line is not exactly navigation but could be considered a reference; it's not boilerplate. I'd keep it as part of Benefits. Also "Due to current business and operational considerations, unable to hire employees residing in the following states at this time: AK, AR, CA, CT, DE, HI, KY, MA, RI, VT, and PR." That's substantive. Also "Candidates willing to relocate should indicate this in their application." That's application instruction; we should remove application instructions. So remove that line. Also "The selected candidate must be authorized to work for any employer in the U.S. without requiring visa sponsorship now or in the future." That's a requirement (work authorization). Could be included under Requirements or Qualifications. It's substantive; we keep. Now structure:

Pay
Base compensation is expected to be in the range of $130,000 and $150,000 based on skill set and experience.
We should not include Schedule. Check for any duplicated content: we have "Career development through continued education, licensure/certification, skills, and technical training" appears both in About the role paragraph and Benefits list. That's okay; it's substantive but could be considered duplication. The instruction says remove duplicated lines. We should avoid repeating the same sentence exactly. In About the role we said: "career development through continued education, licensure/certification, skills, and technical training". In Benefits we have same phrase. That's duplication. We should remove one instance. Perhaps keep it in Benefits and remove from About the role paragraph. Let's adjust About the role to not include that phrase. Also "Work arrangements that promote work/life balance" appears both in About the role and Benefits. Remove from About the role. Also "Flexible holidays enable individuals to tailor their festivities" appears both. Remove from About the role. Also "Paid Family Leave provides time to care for loved ones, whether family by birth or family by choice" appears both. Remove from About the role. Also "Being 100% employee-owned means we all share in the company’s success" appears both. Remove from About the role. Thus About the role paragraph should be shortened to just mention collaborating on amazing projects and maybe the employee-owned concept? But we removed that. We'll keep
- for each quote. Also include location and hiring restrictions.
