Civil Designer - Land Development
This Civil Designer role offers the opportunity to collaborate closely with engineers and other designers on a wide range of land development projects, including residential subdivisions, master planned communities, multifamily, commercial, and industrial developments. You will use your expert-level AutoCAD Civil 3D skills to conceptualize, design, and produce detailed plans for paving, grading, drainage, water, and sewer systems, while supporting engineering calculations and coordinating with multiple stakeholders throughout the project lifecycle.
Responsibilities
- Layout and design residential subdivisions as standalone projects and within master planned communities, as well as multifamily, commercial, and industrial sites.
- Develop site designs that include paving, grading, drainage, water, sanitary sewer, and storm drain systems.
- Complete final drafting and plan production using AutoCAD Civil 3D for construction documents and design deliverables.
- Prepare basic engineering calculations to support infrastructure design, including grading, utilities, and stormwater systems.
- Review and apply design standards and development codes established by municipalities, utility providers, drainage districts, and other regulatory agencies involved in each project.
- Prepare exhibits and supporting documents for zoning, platting, permitting, and entitlement processes.
- Coordinate with municipalities, utility providers, drainage districts, and regulatory agencies to support entitlement and permitting efforts.
- Perform stormwater design and support drainage studies, including detention and retention basin design and related hydrologic and hydraulic calculations.
- Use or interpret output from drainage modeling tools such as Hydraflow, HEC-RAS, HEC-HMS, or similar software to support stormwater management designs.
- Design wet utility infrastructure, including water, sanitary sewer, and storm drain networks, and prepare corresponding layouts, profiles, and supporting calculations.
- Identify and coordinate resolution of utility conflicts with existing and proposed infrastructure.
- Coordinate project work with surveying, geotechnical, environmental, structural, and other disciplines to ensure integrated and constructible designs.
- Perform QA/QC reviews of design plans and construction documents to ensure accuracy, consistency, and compliance with applicable standards.
- Work within the defined scope, schedule, and budget for each project, helping to manage deliverables and deadlines.
- Prioritize multiple projects and daily tasks to ensure timely and efficient completion of work.
- Collaborate effectively with project teams and other consultants and stakeholders in a fast-paced, multi-discipline environment.
- Work independently and, when needed, remotely while still meeting schedules, budgets, and quality expectations.
- Manage and mentor designers or drafters, providing guidance on design standards, software use, and best practices in land development design.
Requirements
- 5–8 years of design experience on land development projects.
- Expert-level proficiency in AutoCAD Civil 3D for land development design and drafting.
- Hands-on experience with land development design including grading, drainage, paving, water systems, and sewer systems.
- Proficiency with Microsoft Office 365, including familiarity with Teams for communication and collaboration.
- Ability to produce highly accurate and consistent design and drafting work.
- Strong ability to prioritize multiple projects and manage daily workload to meet deadlines efficiently.
- Demonstrated ability to work effectively in a fast-paced, multi-discipline team environment.
- Ability to work independently and remotely while meeting schedule and budget requirements.
- Flexibility to work outside of normal business hours when project demands require.
- Experience preparing exhibits and supporting documents for zoning, platting, permitting, and entitlement processes.
- Ability to coordinate with municipalities, utility providers, drainage districts, and regulatory agencies.
- Knowledge of local development codes and design standards related to land development.
- Experience with stormwater management, stormwater design, and drainage studies.
- Knowledge of detention and retention basin design and related hydrologic and hydraulic calculations.
- Familiarity with drainage modeling tools such as Hydraflow, HEC-RAS, HEC-HMS, or similar software.
- Advanced understanding of wet utility systems, including water, sanitary sewer, and storm drain networks.
- Experience designing utility layouts and profiles and preparing supporting calculations.
- Experience performing QA/QC reviews of design plans and construction documents.
- Strong understanding of project schedules, budgets, and deliverable management.
Qualifications

- Experience in site design, site layout, and site development for residential, commercial, and industrial projects.
- Exposure to stormwater and drainage design for infrastructure and land development projects.
- Experience in construction-related plan production and coordination.
- Ability to manage and mentor designers or drafters and support their technical development.
- Positive, collaborative attitude and strong communication skills with internal teams and external stakeholders.
- High level of attention to detail combined with a commitment to quality and continuous improvement.
