We need to output HTML fragment with sections: About Us? The instructions: Use

for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule). Do NOT repeat the job title as a heading (the page already shows it) and do NOT put Job ID / requisition numbers as headings — fold minor metadata into a short

or drop it. Preserve ALL substantive information; do NOT invent or summarize away detail. Remove cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, and application instructions. IMPORTANT: include a section ONLY when the posting has real, specific content for it — never emit a heading followed by filler/placeholder text (e.g. "commensurate with experience", "not specified", "N/A", "varies", "TBD") and never create Pay/Schedule/Benefits sections unless the posting actually states them. Prefer a few substantive sections over many thin ones. We need to decide which sections to include. The posting includes: About Us (company description), Position Overview (role description), Key Responsibilities (list), Qualifications (list), Compensation And Benefits (list), Physical Requirements (list). Also maybe "About Us" could be considered "About the role"? But they said headings like About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. We can map sections accordingly: "About Us" could be "About the role"? Actually "About Us" is company description, not role. But we could still include a heading "About the role" with content from Position Overview? Or we could include "About Us" as a heading? The instruction says use

for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule). It gives examples but not exclusive. Likely we should use those headings where appropriate. So we can have: - About the role: combine Position Overview? Or maybe "About Us" is not needed. The instruction says do NOT repeat the job title as a heading (the page already shows it). So we can have a heading "About the role" with content from Position Overview. - Responsibilities: from Key Responsibilities (list). Use
  • . - Requirements: from Qualifications (list). Use
    • . - Benefits: from Compensation And Benefits (list). Use
      • . - Pay: from Compensation And Benefits includes base salary range, carried interest, quarterly bonuses. So we can include Pay section. - Schedule: maybe not present; there is "Ability to work from home one day a week." That's schedule/flexibility. Could be considered Schedule. But we need to check if we should include Schedule only if posting actually states them. It does state ability to work from home one day a week. That's schedule/flexibility. So we could include Schedule section with that bullet. - Physical Requirements: Not in the example headings list, but we could include as a separate section maybe "Physical Requirements". However instruction says prefer a few substantive sections over many thin ones. Could we incorporate physical requirements into Requirements? Probably not; they are separate. But we could include a section "Physical Requirements". The instruction didn't forbid other headings, just gave examples. So we can include. We must not include boilerplate like Physical Requirements description that includes generic statements? It contains specific physical demands: prolonged sitting, hearing, communicate, walking, standing, etc., lift up to 50lbs, climb stairs, ladder, walk in construction sites. That's substantive. So include. We must not include duplicated lines. Ensure we preserve all substantive info. We need to output only HTML fragment, no /, no markdown fences. Let's extract content. About Us: "Founded in 2014, Greenbrook Partners is a technology-driven, vertically integrated, institutional-quality real estate investment manager. The company invests primarily in New York City multifamily assets across two strategies: value-add and core/core-plus. Greenbrook has grown into one of the largest private multifamily owners in New York City, with a 150-person team overseeing a portfolio of 450+ properties and 2,100+ apartment units concentrated across Brooklyn and Queens. Since inception, the company has raised more than $1.5 billion of equity from institutional capital partners. Through its affiliates, the company provides property management, leasing and construction services to bring a luxury experience to its tenants while maximizing value for its investors." Position Overview: "As the Chief Financial Officer, you will play a pivotal role in shaping the direction of Greenbrook Partners and its affiliates. As a member of the Executive Team reporting directly to the Principals, you will oversee accounting and financial operations across all three levels of the business (property, fund and corporate), lead the finance, accounting and investor relations team, and provide strategic guidance to the executive leadership. This role requires a leader who has operated within a vertically integrated owner-operator platform with multiple affiliated companies, and who is equally comfortable managing capital raising, financing, and capital partner relationships as they are overseeing day-to-day accounting. The ideal candidate is well-versed in tax strategy - including entity structuring, REIT and partnership tax considerations, and tax planning at the property, fund and corporate levels - and brings outstanding leadership skills, with a demonstrated ability to train, mentor and develop their team and to lead succession planning across the finance and accounting organization." Key Responsibilities: list bullet points: - Financial Strategy and Planning - Develop and implement financial strategies aligned with the company's short-term and long-term goals. - Conduct financial forecasting, budgeting, and variance analysis to drive profitability and cost-efficiency. - Develop and implement tax planning strategies at the property, fund and corporate levels, including entity structuring, REIT and partnership tax considerations, and coordination with outside tax advisors. - Multi-Entity Accounting Oversight - Oversee and unify accounting across all three levels of the business: property-level (individual asset financials), fund-level (fund/vehicle reporting and compliance), and corporate-level (parent company and affiliated management entities). - Ensure accurate, GAAP-compliant financial statements and clean intercompany eliminations across property, fund, and corporate books. - Standardize accounting policies, chart of accounts, and reporting cadences across affiliated operating companies (property management, leasing, and construction affiliates). - Direct the preparation, oversight, and implementation of the corporate budget, partnering with department and business unit leaders to develop annual operating and capital budgets, monitoring actual performance against forecast throughout the year, and driving corrective action on material variances. - Financial Reporting and Analysis - Prepare accurate and timely financial statements, reports, and presentations for management, investors, and stakeholders. - Monitor and analyze financial performance, identifying areas for improvement and proposing actionable solutions. - Capital Raising and Capital Partner Relations - Partner with the investor relations team on capital raising efforts, including preparation of offering materials, capital call and distribution notices, and fund-level reporting to limited partners. - Serve as a trusted point of contact for capital partners - limited partners, joint venture partners, and lenders - managing reporting expectations, waterfall calculations, and investor inquiries. - Support due diligence for new capital commitments and structuring of new fund and joint venture vehicles. - Investment Management - In conjunction with the asset management team, oversee capital structure and financing at the property, fund and corporate levels - including debt and equity financing, refinancings, and corporate-level credit facilities - to ensure optimal returns. - In conjunction with the acquisitions team, evaluate investment opportunities, perform due diligence, and assess potential risks and returns. - Develop and maintain relationships with financial institutions, lenders, and investors. - Treasury and Cash Management - Manage cash flow, liquidity, and working capital to support day-to-day operations and investment activities. - Optimize banking relationships, negotiate favorable terms, and ensure efficient cash management processes. - Develop and implement effective treasury and cash management policies and procedures. - Compliance and Risk Management - Ensure compliance with financial regulations, accounting standards, and tax filing requirements at the property, fund and corporate levels. - Implement internal controls and financial policies to safeguard assets and mitigate risks. - Oversee human resources, information technology and SEC compliance - Lead the audit strategy and coordinate financial statement audits, tax examinations, and regulatory reviews at the property, fund and corporate levels, serving as the primary relationship owner for external auditors and tax advisors. - Team Leadership and Development - Lead and mentor the property accounting, fund accounting, and corporate accounting teams, fostering a high-performance culture. - Provide guidance and professional development opportunities to enhance the team's skills and expertise. - Foster effective cross-functional collaboration with other departments to achieve organizational goals. - Lead succession planning across the finance and accounting organization, building bench strength and clear development paths for key roles. Qualifications: - Significant progressive accounting and finance leadership experience in real estate investment management, with direct oversight of property-level, fund-level, and corporate-level accounting. - Prior experience at a vertically integrated real estate owner-operator with multiple affiliated companies (e.g., property management, leasing, and construction affiliates) strongly preferred. - Demonstrated experience with capital raising, property/fund/corporate-level financing, and managing relationships with institutional capital partners (LPs, JV partners, and lenders). - CPA required; public accounting background (Big 4 or national firm) preferred. - Bachelor's degree in Accounting, Finance, or a related field; MBA a plus. - Outstanding leadership skills, with a track record of building, training and mentoring high-performing teams and leading succession planning. Compensation And Benefits: - Competitive base salary ($300,000 - $400,000), carried interest, and the opportunity for quarterly, performance-based bonuses. - Comprehensive health, dental, and vision insurance plans with a very generous employer contribution. - 401(k) plan with a generous company match. - Paid time off and holidays. - Ability to work from home one day a week. - Opportunities for professional development and career advancement within a dynamic and expanding organization. Physical Requirements: - Prolonged periods of sitting at a desk and working on a computer. - Must be able to hear well enough to communicate via phone or in person to all internal and external customers. - Must be able to communicate clearly and concisely. - Normal daily physical activities to include walking, standing, sitting, stooping, bending, pushing and pulling. - Must be able to read reports and use computer, phone and other general office equipment. - Must be able to perform job functions outdoors, in all weather conditions. - Must be able to lift up to 50lbs. - Must be able to climb stairs, climb a ladder and walk in construction sites. We need to avoid duplication: The bullet "Oversee human resources, information technology and SEC compliance" appears under Compliance and Risk Management; it's a fragment but okay. Now decide sections: - About the role: combine Position Overview? Could also include About Us? But "About the role" likely refers to role overview. We'll put Position Overview content there. - Responsibilities: Key Responsibilities. - Requirements: Qualifications. - Benefits: Compensation And Benefits (but also includes Pay). However we have separate Pay section for salary etc. Could combine Pay and Benefits? The instruction says prefer few substantive sections over many thin ones. Could combine Pay and Benefits into one "Compensation and Benefits" section. But they gave examples of Pay and Benefits separate headings. However we can decide to have a single "Compensation and Benefits" section that includes both salary and benefits. That would be fewer sections. The instruction: "Prefer a few substantive sections over many thin ones." So we could combine Pay and Benefits into one section titled "Compensation and Benefits". However they gave examples of Pay and Benefits as separate possible headings, but not required. We'll combine. - Schedule: Ability to work from home one day a week. Could be included under Compensation and Benefits as a bullet, but it's schedule/flexibility. Could be its own Schedule section. But to keep few sections, we could include it under Compensation and Benefits
