Responsibilities
- Collaborate with property management and maintenance team members to coordinate repairs, maintenance schedules and unit turns.
- Oversee all mechanical systems, including HVAC, electrical, plumbing, and building automation.
- Conduct regular inspections to identify potential safety hazards and promptly address them.
- Ensure compliance with safety regulations and report any concerns to the property leadership team.
- Develop and implement a comprehensive preventative maintenance program for the apartment community.
- Assist in budgeting and cost control for the maintenance department.
- Work closely with management to optimize resources and ensure efficiency.
- Provide excellent customer service to residents, addressing their maintenance needs with a friendly and approachable attitude.
- Be a responsive and reliable point of contact for all maintenance inquiries.
- Troubleshoot and resolve issues related to plumbing, electrical, HVAC systems, and appliances, ensuring a safe and comfortable living environment.
- Manage the on-call and regular maintenance staff scheduling alongside the General Manager.
- Lead and mentor a team of skilled maintenance technicians, providing guidance, training, and professional development opportunities.
Qualifications
- 3 to 5 years’ maintenance/facilities experience in multi-unit residential housing or in hospitality with at least 3 years’ directly managing a maintenance team.
- Able to work our emergency on-call rotation as needed, can lift up to 50 lbs, and stand for an 8-hour shift.
- Expert knowledge of HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware accessories, fitness equipment, and waste management systems.
