About the role

This role provides administrative and technical direction for the operation and maintenance of the building. Responsibilities include managing the building engineering staff, implementing and tracking company policies and procedures, and managing projects and utilities.

Responsibilities

  • Audit Operations - Ensure operating personnel are capable, provide training, follow bid procedures, obtain best prices, and ensure contractors perform work properly.
  • Project Management - Ensure projects are well-defined, develop effective plans, and achieve cost, schedule, quality, and compliance objectives.
  • Capital Planning - Prepare annual capital plans, prioritize items, and provide support to peers.
  • Utility Management - Stay updated on energy technology and regulations, recommend short payback projects, and ensure lowest unit cost utilities.
  • Suppliers - Develop product specifications and supplier sources, and ensure materials are selected based on lowest life cycle cost.
  • Tools/Equipment Inventory - Perform annual inventory, identify changes, and justify new/additional required items.
  • Monthly Reports - Provide monthly narratives of activities, highlighting non-routine events, and submit reports on time.
  • Customer Service - Respond to tenant complaints promptly.
  • Staffing - Participate in staffing processes and provide recommendations for open positions.
  • After Hours Coverage - Ensure adequate technical coverage and equitable staff participation.
  • Staff Training – Ensure development plans exist and develop cross-training programs.
  • Peer Inspections – Coordinate peer inspection data for site(s) responsible.
  • May Perform other job duties as assigned

  • Boilers/Supporting Equipment – Operate to approved spec.
  • Chillers / Supporting Equipment – Operate to approved spec.
  • HVAC Fans – Operate to approved spec.
  • UPS System – Monitor to approved spec.
  • Electrical High Voltage Systems and Emergency Power – Monitor to approved spec.
  • Electrical Secondary (non-critical) – Monitor to approved spec.
  • Training – Train all inexperienced mechanical technicians to run all mechanical and electrical systems.
  • Shift Scheduling – Provide scheduled coverage on all shifts.
  • Maintenance: Responsible for all necessary maintenance and operational programs.
  • Boilers/Chillers/HVAC Systems – 99% reliability.
  • Electrical Secondary (non-critical) – 98% reliability.
  • Plumbing systems – Provide direction on repairs.
  • General Building Maintenance – Ensure conditions conform to OSHA and safety guidelines.
  • Preventative Maintenance (PM): Critical Equipment – All PM done on schedule, no breakdown due to improper PM. 100% availability of equipment. Non-critical Equipment – All PM done to approved schedule, 95% availability.
  • Incidents/Accidents – Report and implement corrective actions.
  • Communications: Log Book Entries – Review operational information, Work Orders and PM Work – Review difficulties, document problems.
  • Business Controls: Develop business controls, prepare annual operating budget, and approve engineer personnel time sheets.
  • Expense Management: Coordination of bidding and pricing, recommendation of vendors, issuance of purchase orders, confirmation of receipt, and maintenance of quality and cost controls.
  • Outside Mechanical Contractors: Evaluation of performance, contract cost(s), competitive bidding, and recommendations for selection.
  • Tenant Relations: Responsible for a positive and prompt response to requests from building tenants and ongoing programs to assess and solve tenant needs.
  • Employee Relations: Teamwork – Perpetuate teamwork in your area.
  • New Business: Participate in acquiring new business, operations/maintenance reviews, and advise.

Qualifications

  • Bachelor’s degree in Mechanical Engineering or equivalent combination of education and experience.
  • 8-10 years’ experience as Engineer in 250 KSF or greater Class A building.
  • Excellent communication skills, positive approach to job, and ability to handle multiple tasks concurrently.
  • Proficient computer and e-mail skills.
  • Ability to handle multiple projects and make decisions.
  • Area specific licenses required; CFC universal preferred.

Skills

  • Operate boilers, chillers, HVAC fans, UPS systems, electrical high voltage systems, and emergency power.
  • Train inexperienced mechanical technicians.
  • Develop and implement preventative maintenance plans.
  • Manage and coordinate tenant fit-up work and building construction projects.
  • Provide administrative and technical direction for building operations and maintenance.
  • Manage and audit operations, project management, capital planning, utility management, supplier coordination, tools/equipment inventory, monthly reports, customer service, staffing, after hours coverage, staff training, peer inspections, and other job functions.
  • Handle multiple projects and make decisions.
  • Communicate effectively through log book entries, work orders, and PM work.
  • Develop and implement business controls, prepare budgets, and manage expenses.
  • Handle tenant and employee relations.
  • Participate in acquiring new business and operations/maintenance reviews.

Pay

$130,000 - $145,000 annually
