Chief Engineer

About the role

The Chief Engineer will manage daily operations, preventative maintenance, and repairs to plumbing, electrical, HVAC, and all other building systems through planning and management of staff, subcontractors, and vendors.

Responsibilities

• Implement and document site safety plans
• Supervise and ensure implementation of all preventive maintenance and repair operations at the facility
• Carry out emergency repair activities according to priority
• Complete planned maintenance tasks according to contract obligations, either personally or by delegating to staff or subcontractors, ensuring high workmanship standards
• Provide technical advice, encouragement, and instruction to subordinates on electric theory, mechanical systems, hydraulic systems, and safety procedures
• Perform equipment inspections, noting equipment condition, and ensuring proper maintenance per AES standards
• Implement the quality assurance program for all work performed by the department
• Manage the CMMS to monitor preventative maintenance schedules and completions
• Complete monthly reports including labor profiles, utility consumption, and work order & PM results
• Direct or participate in facility programs and committees related to safety, disaster, fire, and pollution control
• Formulate, recommend, and implement site-specific policies and procedures to improve operations
• Develop a plan for controlling, labeling, recording, and inspecting all capital and non-capital equipment, including a long-term engineering capital plan
• Recommend equipment purchases to replace obsolete items and aid in long-range equipment replacement planning
• Assist in developing and implementing operating and extraordinary expense budgets
• Plan and schedule department services, establish work standards and methods, and evaluate results for efficiency and economy
• Communicate policies and procedures, discuss job problems, and address employee concerns to improve performance and attitudes
• Direct, train, evaluate, and counsel all engineering personnel
• Enforce general safety and fire prevention regulations, promote safe working habits, and ensure shop equipment meets safety standards
• Promote good housekeeping principles and supervise housekeeping details
• Ensure building systems operate efficiently, particularly regarding utility consumption and environmental responsibility
• Implement a systematic program to promote energy awareness and conservation within the facility
• Champion energy conservation programs to maximize results from tenants and staff
• Maintain an ongoing self-improvement program to stay updated on new equipment, standards, codes, and maintenance procedures

Requirements

• High School Diploma, GED, Trade, Technical, or Vocational school education
• 5 years of progressive operations experience as a Chief Engineer preferred
• Computer skills and building automation systems experience required
• Certification meeting OSHA training requirements
• Working knowledge of energy conservation; formal training preferred
• Highest-level relevant state/local license for Stationary Engineer and/or HVAC, plus universal level refrigerant recovery license
• BOMA accredited courses desirable

Pay

The compensation for this position is $39.15 - $46.05 per hour, depending on factors such as geographic location, date of hire, total hours worked, job type, business line, and applicability of collective bargaining agreements.
