About the role
The Chief Building Engineer oversees and delegates the work including areas of Carpentry, Electrical Work, HVAC, Plumbing, Mechanical, Painting, Flooring, Patching, General Hardware, other Minor Building Repairs and Cleanliness. This role involves making recommendations, performing repairs, replacement, maintenance, and implementing preventive maintenance as per company procedures and guidelines.
Responsibilities
- Supervise the performance, operations, and maintenance of all mechanical, electrical, HVAC, plumbing, fire life safety and critical systems back-up ensuring operation within design capabilities and achieving proper environmental conditions prescribed by building management.
- Document all performance related issues timely.
- Oversee and supervise the efficient operation of the facility equipment and systems.
- Strive toward a goal of zero downtime in operations by virtue of reliable system performance and preventative maintenance programs.
- Perform requisite daily communication with building management on matters relating to the services performed through E-Mail and Work Orders when appropriate.
- Develop operating and training instructions for procedures of equipment and systems.
- Establish, maintain and perform periodic operational testing schedules for critical systems and equipment as identified in Manufacturer's Equipment Specifications.
- Administer an effective and accountable Preventative Maintenance system tailored to the facility.
- Maintain Connect work order system for the control and assignment of all on-call and unscheduled services by the customer.
- Ensure that maintenance manuals and equipment checklists are in place and maintained current.
- Provide direct communication and support for staff as well as open door policy to communicate direct reports concerns and ideas about facility improvements and deficiencies.
- Establish performance standards for each phase of work, adhering to standard practices and quality levels.
- Carry out policies and procedures of the customer and FirstService Residential concerning safety, administrative requirements, standards, practices and work methods.
- Must be able to perform maintenance and hands-on engineering work as required on projects.
- Perform any additional duties as assigned.
- Monitor and maintain optimum performance of all building systems to include mechanical, electrical/electronic, fire life safety, smoke control, security, HVAC and water circulation system.
- Prepares and maintains a professional monthly preventative maintenance log of all scheduled maintenance for management and the Board of Directors to review on a monthly basis.
- Creates, updates and completes all assigned Common Area work orders.
- Coplanates and interacts with external contractors in the commissioning and debugging of building systems.
- Plans and implements with approval modifications and improvements of building systems.
- Modify and optimizes building control software as necessary.
- Supervises all maintenance vendors when on-site to ensure work is being performed to exceptional standards which includes recommendations for vendor termination/hiring.
- Responds to inquiries and investigates and resolves problems related to homeowner complaints.
- Maintains monthly work on behalf of all maintenance equipment that reflects work performed over the course of a month or in progress which includes dates of commencement and completion and shall be available for inspection by the management and/or Board of Directors.
- Aids in the Annual Budget planning process and regularly monitors expenditures.
- Adheres to the preventative maintenance program.
- Obtains all permits or causes the inspection of all equipment as required by code.
- Completes all Daily Task Logs for the management and Board of Directors.
- Invents and acquires maintenance supplies.
- Maintains disaster preparedness by identifying potential problems, developing response plans, managing crises.
- Maintains an emergency response plan, including vendors and other necessary contacts.
- Observes/evaluates corrective maintenance or repair on equipment.
- Orients and trains employees to perform maintenance activities and tasks.
Qualifications
- Proficient in English; additional languages are a plus.
- Strong ethical practices.
- Strong verbal and written communication skills.
- Have knowledge of the HIPPO/Eptura Preventive Maintenance Program.
- Strong internal/external customer relation skills required with ability to communicate effectively with all levels of management, associates, members and other stakeholders.
- Excellent general math skills.
- Strong working knowledge of engineering and maintenance practices.
- Experience working with inside and outside environmental elements (noise, weather, etc.).
- Knowledge of working methods, safety practices and procedures, common terminology, safety precautions and practices necessary for working with hand tools and heavy equipment; and the principals and practices of employee supervision, training and evaluation.
- Demonstrated organizational and time management skills with the ability to multi-task, implement, and monitor progress for successful completion.
- Ability to work well under pressure in a fast-paced environment meeting deadlines.
