Internal opportunity in the Assessor Department for a Certified General Appraiser to handle the full valuation cycle—discovery, appraisal, and defense of tax assessments—on all real property countywide.

About the role

Full-time, benefited position with a standard schedule of Monday–Friday, 8:00 a.m. to 5:00 p.m. Benefits begin on the first day of employment.

Responsibilities

  • Inspect, classify, appraise, and value real property—vacant land, residential, commercial, and agricultural—using county software and USPAP-approved methods.
  • Complete data entry and documentation to build the county assessment roll; attend equalization hearings or testify in court as needed.
  • Determine valuations through cost, market, and income approaches; derive replacement costs, itemize components, and develop computerized cost standards.
  • Inspect a wide variety of properties (commercial, income, residential, raw land, farms, outbuildings) and make complex appraisal decisions.
  • Participate in countywide reappraisal efforts; survey new construction and improvements, assessing quality, condition, and design.
  • Maintain current files on property sales to monitor market trends and ensure appraisal consistency and equity among taxpayers.
  • Interview property owners, take measurements, and create sketches; analyze appraisals for significant variations from standards.
  • Travel designated areas to identify new construction and land development; research building permits, sales, leases, plats, and tax rolls.
  • Coordinate with County GIS staff; monitor property segregations and combinations; prepare sales for local sales ratio studies.
  • Monitor MLS data and verify accuracy of computerized appraisals; update property values based on current sales.
  • Respond to property-owner inquiries about evaluations and assessments; estimate taxes on uncompleted buildings.

Requirements

  • Bachelor’s degree plus three years of full-time, progressively responsible experience appraising commercial and income-producing properties, or an equivalent combination of education and experience.
