About the Role

Caretakers are integral to the success of our communities and play a key role in maintaining high levels of guest and resident satisfaction. The Caretaker III is responsible for cleaning and office leasing as assigned by the Property Manager, ensuring all interior and exterior common areas and available units are clean, pleasant, and well-maintained.

Responsibilities

• Maintain clean and orderly lobbies, office areas, elevators, entryways, and hallways, including window and floor washing, dusting light fixtures, mailboxes, vacuuming area rugs, and hallway carpet.
• Assist with leasing duties including conducting tours, completing paperwork, and other administrative tasks.
• Support property marketing and advertising needs.
• Assist with lease renewals, inspections, and communication with residents.
• Maintain laundry and storage rooms in pristine condition, including wiping down washers, dryers, and laundry tubs.
• Replace light bulbs in lobbies, elevators, entryways, hallways, or stairwells as needed.
• Clean vacant apartments and prepare them timely for the next resident.
• Empty all trash receptacles as scheduled and keep grounds free of debris, including areas in and around dumpsters.
• Shovel sidewalks in the winter and apply salt to remove ice when necessary.
• Perform necessary repairs to improve the overall quality of the property.
• Responsible for the care, maintenance, and inventory of all supplies and equipment owned by the property and/or management company.
• Tackle heavy cleaning jobs upon request.
• Notify supervisor of any resident or safety issues, such as maintenance needs or resident concerns.
• Accurately complete paperwork such as service requests and timesheets.
• Wear uniforms, if provided, during all work hours.
• Interact positively with residents to maintain high levels of resident satisfaction.
• Demonstrate strong professionalism and integrity as a representative of the community.
• Contribute to the cleanliness and curb appeal of the community.
• Comply with all industry Fair Housing rules and regulations.
• Operate within OSHA standards and company safety policies at all times.
• Other duties as assigned by the Property Manager.

Requirements

• Capable of performing the essential functions of the job, with or without reasonable accommodations.
• Ability to understand and communicate written and verbal directions.
• Regular attendance, reliability, and punctuality to meet the needs of applicants, residents, guests, and vendors during scheduled hours.
• Ability to work nights and weekends upon request.
• Must be able to work overtime as needed and be available on an on-call basis.
• Required to work on the last and first day of the month for turns.
• Outstanding customer service skills.
• Well-organized with excellent attention to detail.
• Aptitude to work independently with strong time management skills.

Qualifications

• High School Diploma or GED equivalent.
• Prior experience in housekeeping, caretaking, or janitorial work is preferred.
• Fluent in English, both verbal and written.

Tools and Equipment

Tools and equipment used may include cleaning products, vacuum cleaners, brooms, mops, snow removal equipment such as shovels and/or snow blowers, and other items as needed.

Physical Demands

• Regularly required to sit, stoop, kneel, climb stairs, crawl, lift, push, or pull objects up to 50 pounds.
• Frequently required to walk, stand, use hands, handle or feel objects, and reach with hands and arms.
• Specific vision abilities include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus.
• Must be able to read, write, and communicate with internal and external customers.

Schedule

This position requires working more than 40 hours per week, including weekends and holidays as necessary. The role is subject to callback during emergency conditions such as severe weather or evacuations.

Working Conditions

Work is performed in both indoor and outdoor weather conditions, including inclement weather. The noise level in the environment is usually moderate.
