Capital Project Manager

Responsibilities

• Complete all Capital Projects (up to $50,000 value approximately) on time and within budget, requiring contract administration.
• Negotiate with and oversee vendors.
• Have a good understanding of the construction industry, including a working knowledge of labor and material costs.
• Read and decipher construction plans or blueprints.
• Adequately adhere to building and safety codes.
• Remain flexible and available for travel.
• Develop cost-effective programs to save operating expenses (i.e., electric, gas, etc.).
• Perform Due Diligence for acquisitions.
• Occasionally advise and mentor on-site maintenance staff.

Requirements

• A high degree of organization and interpersonal skills.
• Excellent written and verbal communication skills.
• Affordable Housing experience preferred.

Qualifications

• Knowledgeable of all phases of apartment maintenance, including a working knowledge of construction labor and material costs.
• At least 5 years of experience in the multifamily maintenance field.
• A high school diploma or equivalent (college degree preferred).
• Ability to travel frequently.
• A valid driver's license.

Pay

Salary Range: $85,000 to $100,000

Schedule

Frequent travel required.
