Responsibilities
- Complete all Capital Projects (up to $50,000 value approximately) on time and within budget, requiring contract administration.
- Negotiate with and oversee vendors.
- Have a good understanding of the construction industry, including a working knowledge of labor and material costs.
- Read and decipher construction plans or blueprints.
- Adequately adhere to building and safety codes.
- Remain flexible and available for travel.
- Develop cost-effective programs to save operating expenses (i.e., electric, gas, etc.).
- Perform Due Diligence for acquisitions.
- Occasionally advise and mentor on-site maintenance staff.
Requirements
- A high degree of organization and interpersonal skills.
- Excellent written and verbal communication skills.
- Affordable Housing experience preferred.
Qualifications
- Knowledgeable of all phases of apartment maintenance, including a working knowledge of construction labor and material costs.
- At least 5 years of experience in the multifamily maintenance field.
- A high school diploma or equivalent (college degree preferred).
- Ability to travel frequently.
- A valid driver's license.
Pay
Salary Range: $85,000 to $100,000
Schedule
Frequent travel required.
