About the role
Search public records and examine titles to determine the legal condition of primarily commercial or industrial properties. Perform title research and analysis for complex title orders, including multi-million dollar commercial properties, railroads, canals, and waterways. Write title products based on procedural guidelines and provide underwriting interpretations within established guidelines.
Responsibilities
- Examine chain of title for commercial/industrial properties and other complex titles
- Abstract and analyze records such as leases, subleases, liens, judgments, easements, vital statistics, and plot and map books
- Determine ownership and legal restrictions and verify legal descriptions of properties
- Write title products based on interpretation and application of procedural guidelines
- Provide underwriting interpretations within established guidelines
- May have customer contact
- Learn to use additional assets for research, such as historical maps and data
Requirements
- High school diploma or equivalent
- 10+ years directly related experience
- Strong detail and quality orientation
- Strong analytical and problem-solving skills
- Customer service orientation
- Strong Microsoft skills
- Knowledge of legal terms used in title documents
- Able to read and decipher legal descriptions
Qualifications
- Knowledge of state requirements
- Ability to work on varied and complex assignments
- Experience with multi-million dollar commercial properties
- Experience with road searches, railroads, canals, and waterways

Pay
The salary range for this position is $30.14 - $40.18 hourly. The actual compensation is based on a variety of factors including job-related knowledge, skills, experience, business requirements, and geographic location.
