About the role
The Building Service Engineer performs a full range of independent skilled trades work and related tasks as required to maintain and/or modify building heating, ventilation, plumbing, electrical, mechanical, refrigeration, air conditioning, commercial kitchen equipment, commercial laundry equipment and water systems.
Responsibilities
- HVAC Systems Operation, Maintenance & Automation - 25%
- Respond to service requests to adjust air flow, temperature, and humidity balances for individual rooms, building areas or buildings.
- Use features of building automation and control systems to diagnose and troubleshoot problems in the HVAC systems while optimizing energy usage.
- Maintain, inspect, diagnose and make emergency repairs to, natural gas, water, refrigerant, air and oil distribution systems.
- Monitor building automation and control systems data and adjust systems accordingly.
- Maintain logs of maintenance and repairs using manual and computerized record keeping systems.
- Preventive Maintenance, Service Requests & Trade Support - 20%
- Responds to routine maintenance and service requests.
- Determines the priority for requisitioning materials and supplies.
- Participates in the maintenance and operations of a variety of trade shops.
- Consults and works with other trades workers.
- Monitor work performed by contractors as requested/assigned by the supervisor.
- Provides instruction and lead directions to unskilled and semi-skilled assistants.
- Commercial Equipment Maintenance (Kitchen & Laundry Systems) - 15%
- Maintain and repair commercial kitchen equipment that includes, but not limited to: Fryers, walk-in coolers, grills, steamers and dishwashing equipment.
- Maintain and repair campus owned commercial laundry equipment.
- Administrative Support, Documentation & Logistics - 10%
- Drives to and from offices/shops to job location on campus property;
- Loads and unloads tools, materials and equipment.
- May pick-up emergency items from local vendors with the approval by the supervisor.
- Tracks and reports time and materials for assigned work.
- Maintain records and retrieve data related to work performed using manual and/or computerized record-keeping systems.
- Estimates cost, time and materials for assigned projects or work requests.
- Affords assistance in inventorying stock.
- Prepares standard reports.
- Other Duties as Assigned - 5%

Qualifications
- Two years of journey-level experience in the operation, maintenance and repair of boiler, heating, ventilating, refrigeration and air conditioning equipment and systems or the equivalent combination of formal course work in mechanical technology and hands-on experience.
- Preferred Qualifications: Experience performing the duties described herein within a school, university or institutional environment. Working knowledge and experience with JCI Metasys & MUI. Possess or ability to quickly obtain EPA 608 Certification. Possession of a valid California driver's license and appropriate safe driving record.
