Building Maintenance Technician- 1st Shift

This role provides support and is accountable for delivering on our commitments to our residents, including quality move-ins, residential satisfaction, expedited service, and personal attention.

Responsibilities

  • Perform painting, carpet repairs, cleaning, general repairs, housekeeping duties, and any necessary tasks to provide quality move-in experiences.
  • Respond to client requests in a timely manner with a professional attitude.
  • Maintain knowledge of maintenance functions such as plumbing, HVAC, basic electric, general carpentry skills, painting, and snow removal (if applicable).
  • Maintain grounds, common areas, interior and exterior of properties.
  • Report any maintenance concerns in office areas, models, and common areas to the Maintenance Supervisor.
  • Perform maintenance as scheduled by the Maintenance Supervisor.
  • Attend and participate in training programs as required.
  • Perform duties as assigned in a timely manner.
  • Deliver superior customer service and represent the company professionally at all times.
  • Dress according to company appearance standards.
  • Maintain and safeguard all company tools and equipment.
  • Follow all safety policies and procedures.

Requirements

  • High School Diploma, GED, or Trade/Technical/Vocational school education.
  • Related experience in maintenance or a similar field.
  • Valid Driver’s license.
  • Ability to read policy manuals, safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to follow written, oral, or diagrammed instructions.
  • Ability to deal with problems involving several known variables in routine situations.
  • Ability to compute rate, ratio, and percent, and to prepare and interpret bar graphs.
  • Ability to add, subtract, multiply, divide, and measure using whole numbers, common fractions, and decimals.

Work Environment

This job operates in a professional office environment and routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regular travel between properties in varying weather conditions is required.

Physical Demands

The role may require traveling from floor to floor, climbing stairs, and moving between buildings in varying outdoor weather conditions. The employee may remain in a stationary position (sit or stand) for 85% of the time and regularly use hands to operate office machinery. The employee must be able to exert up to 50 pounds occasionally, frequently, or constantly to lift, carry, push, pull, or move objects.

Pay

The compensation for this position is $19.55 - $23.00 per hour, depending on factors such as geographic location, date of hire, total hours worked, job type, business line, and applicability of collective bargaining agreements.
