About the role
This position is responsible for the day-to-day maintenance and scheduled preventative maintenance programs for assigned buildings. This includes HVAC, electrical, plumbing, and roof preventative maintenance and repairs, as well as responding to tenant work orders and complaints.
Responsibilities
- Scheduling and completing HVAC, electrical, plumbing, and roof preventative maintenance and repairs.
- Timely response and completion of tenant work orders and complaints, including electrical, lighting maintenance, and other general maintenance.
- Coordinating proper inspections and routine testing of fire protection systems and equipment.
- Performing general labor tasks as requested by tenants (with approval from the Manager).
- Maintaining the facility and property, and performing other duties as requested within assigned buildings.
- Working in high, tight, or other less than optimal locations within the building to perform necessary maintenance duties.
- Maintaining the proper operation of building equipment in accordance with design capabilities, safety standards, and within proper environmental conditions.
- Maintaining a neat and orderly work area and professional appearance at all times.
- Reporting problems or discrepancies to supervisor in a timely manner.
- Ensuring compliance with IHA policies and procedures, OSHA, ADA, state, and federal laws at all times.
- Being available and/or on-call for 24/7 emergencies or other issues as assigned.
Qualifications
- High School Diploma or Equivalent.
- Valid, unrestricted Driver’s License.
- 3-5 years’ previous experience in a related field, or equivalent combination of education and experience.
- Reliable transportation and travel between locations.
- Cellular phone use required, with the ability to talk, text, review email, and take/send building photos as needed.
- Thorough knowledge of organizational policies related to position responsibilities.
- Basic mathematical calculations during the course of performing basic job duties.
- Moderate level of proficiency in operating a standard desktop and Windows-based computer system, including but not limited to email, e-learning, intranet, Microsoft Word, Excel, and general computer navigation.
- Other software as required while performing the essential functions of the job.
- Good communication skills in both written and verbal forms, including proper phone etiquette.
- Collaborative and team-oriented environment; courteous and friendly demeanor.
- Effective organizational and time management skills to effectively juggle multiple priorities and time constraints.
- Sound judgment and problem-solving skills, especially as it relates to resolving moderate to complex issues.
- Confidentiality of organizational information.
- Completion of IHA competency-based program within the introductory and training period.
