Building Engineer (Lease-Up) - Dallas, Texas - Knox Henderson Area

Essential Job Duties And Responsibilities

• Assist the Senior Building Engineer in overseeing all maintenance and engineering operations.
• Ensure the property is maintained to the highest standards of quality, safety, and functionality.
• Participate in the development and implementation of preventative maintenance programs.
• Manage the maintenance budget, track expenses, and identify opportunities for cost savings and efficiency improvements.
• Organize and inventory maintenance equipment, materials, and supplies.
• Ensure the maintenance shop and storage areas are clean, organized, and well-maintained.
• Respond to resident service requests in a timely, respectful, and professional manner.
• Diagnose and troubleshoot complex maintenance issues, including plumbing, electrical, HVAC, appliance, and carpentry repairs.
• Perform repairs and replacements as needed.
• Maintain the overall appearance of the property, ensuring grounds, common areas, and amenities are clean, well-maintained, and reflect the luxury aesthetic.
• Perform routine inspections to identify maintenance, safety, or security concerns.
• Coordinate and dispatch Assistant Building Engineers for after-hour emergencies.

SKILLS AND EXPERIENCE

• 6-7 years of experience in building maintenance and engineering, with a focus on multifamily properties.
• Advanced knowledge of building systems, including plumbing, electrical, HVAC, fire safety, and structural components.
• NFPA 25 and EPA 608 or similar certifications for fire suppression system and HVAC maintenance.
• Proven experience in responding to resident service requests and performing a wide range of maintenance and repair tasks.
• In-depth knowledge of OSHA safety rules and regulations.
• Excellent customer service and a positive resident experience focused mentality.
• Ability to work independently and as part of a team.
• Strong communication, interpersonal, and problem-solving skills.
• Ability to prioritize tasks and manage time effectively.
