Building Engineer
Lincoln Property Company is seeking a Building Engineer I to maintain, operate, and troubleshoot building systems in Andover, MA.
About the role
The Building Engineer I performs routine maintenance, responds to tenant requests, and ensures systems operate safely under the guidance of senior engineers.
Responsibilities
- Perform scheduled maintenance, repairs, and inspections of building systems (HVAC, plumbing, electrical).
- Address service requests, including hot/cold calls, plumbing issues, and lighting repairs.
- Troubleshoot minor equipment malfunctions and escalate issues as needed.
- Replace light fixtures, filters, and other components as required.
- Maintain accurate records of inspections and equipment performance.
- Interact with tenants, contractors, and property managers; work closely with senior engineers and technicians to resolve tenant issues.
- Assist with preventive maintenance tasks and contractor oversight.
- Conduct property inspections to identify deficiencies.
- Record equipment readings and ensure systems operate according to standards.
- Follow company safety protocols and wear appropriate PPE; ensure compliance with OSHA, NEC, NFC, and NFPA regulations.
- Report safety hazards and participate in safety inspections.
- Provide guidance to junior technicians when needed.
- Communicate professionally with teammates, leadership, vendors, and tenants.
- Work closely with senior engineers to develop technical skills and participate in professional development programs.
- Perform other duties as assigned.
Requirements
- High School Diploma or GED required.
- Two to three years of job-related experience or commensurate certification/trade experience.
- CFC Certification preferred or willingness to obtain as requested.
- Possess engineering and trade licenses required by local, state, or national regulations.
- Basic working knowledge of laptop and phone applications for work order and facility operation systems, as well as Microsoft Outlook.
- Familiarity with fire/life safety equipment and procedures.
- Proven track record of delivering excellent internal and external customer service.
- Ability to interact and communicate effectively with tenants, vendors, contractors, teammates, and leadership.
- Familiarity with blueprints and code requirements.
- Ability to work after hours, weekends, holidays, and during emergency situations as necessary.
- Competent knowledge of tools and their proper use and care.
- Ability to read and write English to understand manuals, procedures, and write reports.
- Willingness to develop familiarity with HVAC, electrical, and plumbing systems, and gain experience with BAS operation and troubleshooting.
Physical Requirements
- Ability to stand, walk, climb ladders, and lift up to 50 pounds.
- Perform physically demanding tasks such as stooping, crouching, and kneeling.
Schedule
This is a 100% in-office role requiring standard business hours. Remote work or telecommuting is not an option.
Pay
$31.25 - $31.25 USD per hour.
