About the role

We are seeking a Project Manager that specializes in Building Automation and Controls to lead the planning and execution of our new business unit expansion strategy. This is a high-impact, entrepreneurial role ideal for a strategic thinker who thrives in fast-paced, build-from-scratch environments.

Key Responsibilities

  • Review contract requirements, extract and define scope of work, establish labor and material costs
  • Hire and manage sub-contractors to provide:
    • Project cost control
    • Manpower growth control
    • Project specific expertise
  • Provide weekly meetings with sales staff to inform them of the Project schedule status
  • Budget status
  • Provide the following mandates to supervisors and request weekly reports:
    • No project will be started without:
    • Approved detailed estimate and scope of work.
    • A specific timeline to meet the proposal.
    • No man-hours will not be tracked on weekly basis vs. project estimate.
    • No KBS will not meet committed schedule to the customer.
    • No project within any department will not be tracked (Estimate vs. Actual).
    • No customer complaints will not be dealt with within two (2) hours of reported time.
    • No supervisors / Superintendents within a department will not inspect, punch list and provide final approval of each project.
    • Periodic job inspections to ensure quality and customer satisfaction is in place.
    • Assemble paperwork, required by the contract, for client and internal company use, provide detailed information to Project Supervisors / Superintendent
    • Maintain schedules, before and during jobs, for internal and external publication that identifies the client’s requirements and needs of the project and the company’s ability to man the job
    • Assemble plans, parts, drawings and scope description with budget requirements for delivery to Job Supervisors and Field Technicians, assigned to the work, in a timely fashion based upon schedules and product lead time
    • Maintain communication with clients, appropriately documented inside our systems; track submittals, change orders, RFIs, RFI responses and authorizations
    • Organize all teams to stay on track with a job’s requirements and needs, from installation to programming, QC and accounting
    • Conduct physical on-site inspections from inception of the job to the physical closeout of the job
    • Work with appropriate team members and QC personnel to completely close out jobs
    • Produce all close-out documentation including checkout sheets, drawings (as built), and warranties
    • Attend all client required progress meetings with full supporting documentation of job status, as of the meeting date
    • Support subcontractors
  • Ensure a safe work environment and support company efforts on job safety and employee wellbeing

Qualifications

  • Outstanding interpersonal skills and the ability to communicate effectively
  • Prior proven ability to successfully initiate, execute, track and close projects
  • Experience with reviewing contract language and understanding the content
  • Ability to process required forms, adhere to budgets requirements and organize specifically to the requirements of a contract, both internally and externally
  • Ability to prioritize and work well under pressure
  • High-level customer service, responsiveness and professional business acumen
  • Self-Teaching – It is important that you are self-teaching, can learn and teach yourself new things and technologies by reading, researching, experimenting, and tinkering. Our business is on the leading edge of technology, IT, and controls, which means the systems, software, and technology we are using now will probably turn over every several years, if not sooner. It is required that we have the drive to keep current, educated, and up to date on the products and systems which we supply or integrate to.
