Building Automation / HVAC Controls Technician
About the Role
We are seeking a Controls Service Technician to support the service, maintenance, and optimization of building automation and HVAC control systems across commercial and light industrial facilities. This role focuses on troubleshooting, repairs, system upgrades, and preventative maintenance to ensure reliable system performance. The ideal candidate will have hands-on experience with BAS systems, strong problem-solving skills, and the ability to interface directly with customers while delivering high-quality service.
Key Responsibilities
- Diagnose and repair issues within building automation and HVAC control systems.
- Perform preventative maintenance, system checks, and performance evaluations.
- Troubleshoot control panels, sensors, actuators, and communication networks.
- Modify and optimize control sequences and system programming as needed.
- Identify root causes of system issues and implement corrective solutions.
- Support system upgrades, retrofits, and expansions of existing BAS installations.
- Install, replace, and calibrate controllers, field devices, and associated hardware.
- Perform point-to-point verification and functional testing after service work.
- Assist with minor programming adjustments and graphics updates where required.
- Serve as a direct point of contact for clients during service visits.
- Communicate findings, recommendations, and system improvements clearly to customers.
- Provide basic system training and guidance to operators when needed.
- Maintain strong customer relationships through professionalism and responsiveness.
- Document service activities, findings, and resolutions accurately.
- Provide detailed service reports and update system documentation as required.
- Track parts, materials, and labor associated with service work.
- Follow all safety protocols and site-specific requirements.
- Ensure all work complies with applicable standards and best practices.
Qualifications
- 2-5+ years of experience in building automation, HVAC controls, or related field service roles.
- Strong understanding of HVAC systems and control strategies.
- Hands-on experience troubleshooting BAS/DDC systems.
- Familiarity with communication protocols (e.g., BACnet, Modbus).
- Ability to read and interpret control drawings, schematics, and sequences of operation.
- Basic knowledge of networking fundamentals (IP addressing, connectivity).
- Strong problem-solving and diagnostic skills.
- Effective communication and customer service skills.
- Ability to work independently and manage service calls efficiently.
- Valid driver's license with clean driving record.
Preferred Qualifications
- Experience with BAS platforms (e.g., Niagara/Tridium, Allerton, Distech, Siemens, Johnson Controls, Trane, etc.).
- Experience with service agreements, preventative maintenance programs, or retrofit projects.
- Exposure to light programming, graphics, or commissioning activities.
- Electrical troubleshooting experience (low voltage controls systems).
Physical Requirements
- Ability to stand, walk, and work on job sites for extended periods.
- Ability to climb ladders, stairs, and work in confined or mechanical spaces.
- Ability to lift and carry equipment up to 50 pounds.
- Manual dexterity for handling tools, wiring, and components.
- Ability to work in varied indoor and outdoor conditions.
- Ability to wear required personal protective equipment (PPE).
