About the Role

The Building Engineer ensures successful operations of property by overseeing all technical aspects of building maintenance and construction. This role is responsible for up to three properties in separate locations.

Responsibilities

  • Performs general office maintenance duties: hang pictures, light painting, drywall repair, light bulb maintenance, and change ballasts.
  • Completes tasks and work orders including but not limited to: painting, locksmith issues, tenant service requests, cleaning projects, and general maintenance as assigned.
  • Relocates office furniture, machinery, equipment, and other materials as requested.
  • Ensures compliance with policies for the safe storage, usage, and disposal of hazardous materials.
  • Assists other operational staff members in repair and maintenance of building equipment.
  • Performs routine preventative maintenance work on mechanical, electrical, plumbing, and HVAC-related equipment.
  • Manages relationships with contractors.
  • Performs minor electrical, plumbing, and carpentry work.
  • Utilizes Computerized Maintenance Management System to maintain preventive maintenance, repair, and safety check records of facility systems and complete corrective maintenance work requests.
  • Provides supervision and is responsible for the implementation of all preventive maintenance and repair operations at the facility.
  • Schedules emergency repair activities according to priority and the abilities of assigned personnel.
  • Provides technical advice, encouragement, and instruction to subordinates in all building MEP and life safety systems.
  • Formulates, recommends, and implements site-specific policies and procedures to improve building operations.
  • Develops a plan and/or procedure for controlling, labeling, recording estimated life expectancy, maintenance, and inspecting all capital and non-capital equipment within the facility, including a long-term engineering capital plan.
  • Recommends equipment purchases to replace obsolete equipment items and aids in formulating long-range equipment replacement requirements; coordinates actions with contractors.
  • Assists in the development and implementation of operating expense budgets as required.
  • Establishes standards and work methods; takes steps to assure quality and quantity of performance and evaluates results.
  • Ensures that general safety, fire prevention regulations are enforced, and safe working habits are promoted throughout the facility.
  • Ensures that all shop equipment is properly maintained and conforms to safety standards.
  • Responsible for ensuring that building systems are operated in the most efficient and effective manner, especially as it relates to utility consumption and environmental responsibility.
  • Supervises the work of day porter.
  • Contributes to building morale and a successful team environment.
  • Performs additional job duties as requested.

Requirements

  • High School Diploma or equivalent.
  • 3+ years related experience.
  • Mechanical system certifications (HVAC/Boiler) highly desired.
  • Must be able to provide proof of eligibility to work in the U.S.

  • Electrical and mechanical aptitude.
  • Basic computer and software skills, including word processing, data entry and analysis, and presentation development.
  • Ability to use a smartphone to retrieve work orders.
  • Ability to appropriately prioritize and manage multiple requests at once.
  • Organized, detailed, reliable approach to duties and communication.
  • Strong ability to self-motivate, take initiative, and manage time to accomplish duties and projects independently.
  • Excellent judgment and ability to ask for help in critical applications.
  • Observance of and commitment to the highest professional ethical standards.

Physical Requirements

  • 50% of work time: Ability to remain in a seated position.
  • 50% of work time: Ability to stand and walk for prolonged periods.
  • 100% of work time: Ability to speak and hear clearly.
  • 20% of work time: Ability to lift, move, and/or carry up to 50 pounds.
  • 50% of work time: Ability to stoop, kneel, bend, twist, and reach.
  • 50% of work time: Ability to climb ladders.
  • 50% of work time: Ability to perform overhead work while on a ladder.
  • 50% of work time: Dexterity to write and manipulate computer keyboard and mouse.

Preferred: 8+ years progressive operations experience, preferably in Class A office high rise.

Schedule

This position is full-time permanent. Working hours are during normal business hours. Occasional weekend and evening work required. This position is on call to provide leadership at facilities outside of normal working hours.

Travel

Travel between properties and supply warehouses.

Working Conditions

Duties are conducted indoors in environmentally controlled conditions including moderate heights, and outdoors in various weather conditions including temperature extremes.

Pay

Estimated starting annual salary: $81,000. Exact starting salary is determined by merit; seniority; geographic location; education, training, and/or experience related to job duties and responsibilities. FLSA Status: Exempt, not eligible for overtime.

Eligible for participation in annual discretionary bonus.
