About the role

The Marketing Representative coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This role involves leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

Responsibilities

• Perform all sales and leasing activities in person to meet the property's revenue and occupancy goals, including greeting and qualifying prospects, conducting property tours, processing applications, credit screening, criminal background checks, preparing leases, and ensuring smooth move-ins.
• Inspect apartments prior to resident move-in to ensure they are move-in ready and coordinate with the maintenance team to address any outstanding items.
• Stay informed about current market and competitor conditions, develop and implement short- and long-term marketing plans, and follow property policies related to concessions and specials to sustain occupancy.
• Design and execute offsite marketing activities to drive traffic, including resident referral programs, employer outreach, internet marketing (Facebook, Instagram, email, and other websites), and property-specific marketing plans.
• Use on-site property management software (e.g., Entrata) to track apartment availability, record leasing activities, manage resident and prospect data, and capture demographic information.
• Maintain the property and show units to company standards by inspecting the marketing corridor and leasing tour, communicating maintenance needs, and ensuring a physically appealing show unit and amenities.
• Follow up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts to finalize leasing or renewal decisions.
• Execute the lease renewal program by preparing and delivering renewal letters, meeting with residents, and ensuring timely signing of renewal documents.
• Respond quickly and courteously to resident and client concerns, take prompt action to resolve problems, and document or escalate requests as needed.
• Complete accounting, financial, administrative, and other reports as assigned or necessary.
• Participate in organizational responsibilities, including journey visionary initiatives, passion and innovation projects, change management, and community service activities.

Requirements

• Prior leasing or property management experience is required.
• High school diploma or GED equivalent.
• Proficiency in reading, writing, and communicating effectively to complete legal documents, explain apartment features, and resolve customer complaints.
• Mathematical skills to perform calculations for financial records, budgets, and fiscal reporting.
• Ability to apply sales skills, including generating leads, conducting presentations, qualifying prospects, and closing sales.
• Proficiency in word processing, property management applications (preferably Yardi), spreadsheet management, and internet marketing tools.
• Current valid driver’s license.

Skills

• Strong customer service and sales background.
• Experience with property management software (e.g., Entrata, Yardi).
• Ability to work in a fast-paced, sometimes stressful environment while maintaining professionalism.
• Spanish-speaking skills are preferred.
• Physical ability to stand, walk, climb, stoop, and lift up to 20 pounds independently (50 pounds with assistance).
• Must be able to operate golf carts, navigate stairs, and access all parts of the property.

Schedule

This is a full-time, non-exempt position requiring 40 hours per week. Typical hours are 9:00 AM to 6:00 PM Monday through Friday, 10:00 AM to 5:00 PM on Saturday, and 1:00 PM to 5:00 PM on Sunday. Weekend availability is required when scheduled.
