Responsibilities

  • Financial Management
    • Post all payments and income received from applicants, current residents, and non-current residents accurately and timely.
    • Process and reconcile daily all account receivables.
    • Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
    • Help the property meet budgeted revenues, expenses, and Net Operating Income.
    • Post all charges to resident and non-current resident accounts, including bill back of utilities where applicable.
    • Complete all end-of-the-month closing procedures and reporting.
    • Maintain accurate and organized records; audit resident files.
    • Walk units and post all move-out charges, statements, and security deposit refunds.
  • Personnel Management
    • Regular/daily onsite attendance is required.
    • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
    • Ensure staff effectiveness through ongoing training, coaching, and guidance.
    • Promote harmony and quality job performance through support and effective leadership.
    • Ensure staff compliance with Company policies and procedures.
  • Strategic Leasing Management
    • Ensure effective leasing techniques, follow-up procedures, lease signing/documentation, and accurate reporting systems.
    • Implement marketing strategies and systems from the annual marketing plan.
    • Address resident complaints, concerns, and requests to ensure resident satisfaction.
    • Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletters).
    • Effectively show, lease, and move in prospective residents.
  • Administrative Management
    • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
    • Maintain property appearance and ensure timely completion of repairs through regular property inspections.
    • Assist with supervision of all business functions related to operations.
    • Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids from vendors, suppliers, contractors).

Requirements

  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years of experience in the housing industry; or one to two years of related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to remain stationary (standing or sitting for prolonged periods), communicate with others, and repeat motions involving wrists, hands, and/or fingers.
  • Frequently required to move about to accomplish tasks or move between worksites.
  • Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, or step stools.
  • Move into different positions to accomplish tasks in various environments, including tight and confined spaces.
  • Work in overhead positions, reach, adjust, or move objects up to 25 lbs in all directions.
  • Lift and place objects up to 25 lbs.
  • Operate machinery or power tools, motor vehicles, and/or golf carts.
  • Identify and inspect objects.
  • Work overtime, weekends, and night hours (emergencies).
  • Work in small and/or enclosed spaces, traverse flat and non-flat terrain.
  • Work in extremely low or high temperatures, outdoor environments (e.g., precipitation, wind), and be exposed to hazardous chemicals.

Pay

Salary Range: $22 per hour to $25 per hour.

Compensation decisions consider skill set, background, training, and certifications. The offer depends on the candidate’s relevant experience for the role.
