Asst. Supt

Under general supervision and with wide latitude for independent decision-making, the Assistant Resident Building Superintendent performs the following duties.

Responsibilities

• Conduct onsite inspections of vendor work and field site inspections prior to requested work.
• Meet with various stakeholders to assess site plans.
• Coordinate with skilled trades personnel, including roofing, masonry, carpentry, electrical, grounds, fire safety systems (fire alarms, standpipes, underground systems, roof tanks, range hood suppression), building service and maintenance work, heating/hot water systems, and plumbing.
• Coordinate multiple trades to accomplish both routine and emergency work related to the above areas.
• Serve as liaison with Borough and Property Staff and other NYCHA Departments (e.g., Elevator Services & Repair Department and Heating Management Services Department).
• Monitor Work Orders in Maximo and TRD portal and deploy staff to address issues/concerns.
• Order materials and equipment for requested work and maintain inventory.

Requirements

• One year of permanent service in the title of Supervisor of Housing Caretakers, Heating Plant Technician (Housing Authority), Maintenance Worker, or Supervising Housing Groundskeeper; or
• A four-year high school diploma or its educational equivalent, plus four years of experience in the operation, repair, and maintenance of large tenanted buildings, two years of which must have been in a supervisory capacity over at least two employees.
• Higher education may substitute for up to two years of experience (30 semester credits from an accredited college per year), but all candidates must have at least two years of supervisory experience over at least two maintenance employees.

Preferred Skills

• At least two years of experience as an Assistant Resident Building Superintendent.
• Working knowledge of heating and hot water systems, including associated electrical systems.
• Working knowledge of Copper/Silver Ionization Systems, Regulated Waste Clean-up, and Industrial Hygiene.
• Thorough working knowledge of Maximo, Movaris, Oracle, and other systems integral to managing skilled trades work.
• Ability to work independently.

Pay

$57,717.00 – $88,393.00 per year.
