Associate, Private Debt, Portfolio & Asset Management
About the role
This Opportunity Our Chicago office is seeking an Associate Portfolio & Asset Management in the Private Real Estate Debt group. The role will support the management and oversight of a portfolio of commercial real estate debt investments, including senior mortgages, mezzanine loans, and preferred equity. Working closely with Portfolio Managers and senior investment professionals, this role is responsible for portfolio and asset surveillance, valuation analysis, risk monitoring, investor reporting, and portfolio analytics. The position offers broad exposure to institutional real estate debt investing across multiple property types and markets, providing opportunities to develop expertise in investment management, asset management, and investor communications.
Responsibilities
- Work with Portfolio Manager(s) to oversee a portfolio of real estate debt investments across senior, mezzanine and preferred equity strategies.
- Aid in preparation and monitoring of annual business plans for debt investments under management by multiple investor clients.
- Ensure compliance with client investment management agreements.
- Aid in preparation of management and investor reporting.
- Conduct various analyses across overall portfolio.
- Assist in marketing/investor meetings, consultant meetings and due diligence process, on-going investor relations.
- Review property appraisals and prepare internal valuations.
- Assess the current and projected performance of properties/collateral, including periodic on-site asset reviews.
- Manage loan monitoring process with focus on early warning and proper risk rating.
- Prepare portfolio reports and documents for review by senior management.
- Present portfolio review to Investment Committee quarterly and to investors as required.
- Participate in troubled situations/work-out if necessary.
- Special projects as needed.
Qualifications
- 1-3 years of real estate experience (including valuation experience).
- Bachelor’s degree in business, finance or real estate.
- Excellent communication and organization skills.
- Deadline driven.
- Ability to work efficiently in a fast-paced team environment.
- Proficiency in Argus, Word, Excel and Power Point.
Job Location and Travel
This position is based in our Chicago office. Our teams work in a hybrid environment and in-office days vary by team. Moderate travel required.

The expected annual base salary range for this role is $75,000-$90,000 and will be further discussed during the interview process. This range represents what Heitman reasonably and in good faith believe we would pay a qualified candidate for this role at the time of posting (based on a full-time equivalent schedule). Your actual base salary placement will depend on factors such as (but not limited to): your relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
In addition, all of our team members are bonus eligible and participate in a generous annual bonus plan, with the percentage varying based on your role and level, ensuring that your contributions are recognized and rewarded.
