Associate - Commercial Real Estate Portfolio Manager

About the Role

Wells Fargo is seeking an Associate, Commercial Real Estate Portfolio Manager to assist in underwriting, closing and managing a group of assigned digital real estate loans in partnership with clients, CRE coverage bankers, loan closers, counsel and credit risk. The portfolio is diversified by facility type (construction, term, devco, bridge, lines of credit, etc.) and loan structure (recourse/non‑recourse) and includes bilateral and syndicated transactions.

Responsibilities

• Manage an assigned portfolio of digital real estate loans and investments within the Digital Real Estate team.
• Analyze, underwrite, and present new loan opportunities to business leaders and credit officers.
• Review term sheets and loan documents.
• Collaborate with senior portfolio managers and coverage bankers to develop relationship‑optimization and deal‑execution strategies.
• Interface with customers to identify needs and maintain strong relationships.
• Review and recommend approval or denial of loan requests, lease approvals, collateral releases, letters of credit, funding of reserves/loan holdbacks, loan extensions, and loan modifications.
• Maintain in‑depth knowledge of the data‑center industry, relevant markets, and sector trends.
• Present recommendations for resolving complex situations and exercise independent judgment while adhering to policies, procedures, and compliance requirements.
• Perform sponsorship and loan‑level financial analysis.
• Complete property‑level analysis and market research, including review of third‑party reports.
• Advocate to the credit committee for loan approvals.
• Work with internal/external counsel, compliance, and loan closing teams to close new loans and loan modifications.
• Conduct quarterly and annual portfolio reviews to identify potential concerns.
• Perform property tours and site visits as needed.

Requirements

• 2+ years of Commercial Real Estate Portfolio Management experience, or equivalent demonstrated through work experience, training, military experience, or education.
• Strong verbal, written, and interpersonal communication skills.
• High attention to detail and accuracy with strong analytical skills.
• Advanced Microsoft Excel skills, including formulas and dynamic spreadsheets.
• BS/BA degree or higher.

Desired Qualifications

• Familiarity with various facility types (construction, term, bridge, perm, lines of credit) and loan structures (recourse/non‑recourse, secured/unsecured, mezzanine financing).
• Experience underwriting digital real estate loans.
• Ability to develop and maintain strong relationships while executing complex transactions.
• Sound judgment in applying analytical conclusions to credit approval, structure, and management recommendations.

• Ability to work additional hours as needed.

• Subject to FINRA background screening and ongoing regulatory requirements.

Pay

Base pay range: $77,000.00 – $145,000.00. Pay may vary based on performance, skills, experience, or work location. Employees may also be eligible for incentive opportunities.
