About the role
The Service Supervisor at The Grove Somerset is responsible for overseeing the day-to-day operations of the property's maintenance team, ensuring all service requests are completed efficiently and effectively. This role also involves supporting the property’s safety and risk management efforts.
Responsibilities
- Completes assigned work orders and preventative maintenance tasks, diagnosing issues and repairing defects according to established policies and procedures.
- Prepares vacant units for leasing and new move-ins by conducting pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting work.
- Manages inventory by tracking usage, returning unused items, and notifying supervisors about reorder needs.
- Documents service requests and other paperwork accurately and in a timely manner.
- Maintains grounds, common areas, and amenities by performing tasks such as trash pickup, pressure washing, cleaning, and painting.
- Supports cost-cutting initiatives by fixing rather than replacing parts, using materials wisely, and correctly using tools and equipment.
- Complies with safety and risk management policies by attending safety meetings, completing required training, and reporting accidents and incidents promptly.
- Periodically inspects work performed by contractors and vendors to ensure quality standards are met.
Requirements
- Valid driver’s license (if applicable)
- EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians)
- All certifications required by State and Local jurisdictions (for all Service Technicians)
Qualifications
- High school diploma or equivalent
- At least 2 years of experience in property management or related field
- Knowledge of safety regulations and risk management practices
- Ability to work independently and as part of a team
- Strong organizational and documentation skills
- Physical ability to perform tasks requiring standing, walking, bending, stooping, climbing, reaching, carrying, and lifting up to 25 pounds
Skills
- Excellent communication and customer service skills
- Proficient in Microsoft Office Suite
- Ability to manage multiple tasks and prioritize responsibilities
- Knowledge of property maintenance and repair techniques
- Experience with inventory management and cost-cutting initiatives

Pay
The hourly range for this position is $26-$28.
Schedule
Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position. Incumbents must be able to work a flexible work schedule, which includes taking "call" during evenings, weekends, and holidays.
