Assistant Service Manager
About the Role
Southern Land Company, a national real estate development and construction firm, is seeking a full-time Assistant Service Manager to join our dynamic team at Arden Karl’s Farm in Northglenn, CO. This role offers an exciting opportunity for an individual passionate about providing world-class customer service in a fast-paced environment. The successful candidate will demonstrate strong interpersonal skills, the ability to work independently, and excellent organizational and communication skills with an emphasis on attention to detail. A professional standard of appearance and weekend hours are required.
Arden Karl’s Farm is a collection of 385 multifamily residences featuring upscale amenities, including a resort-style pool and spa, dog park, fitness center, yoga studio, outdoor dining room, gas grills, and bike storage.
Responsibilities
- Maintain resident request system, including accurate records for work orders, preventative maintenance, safety, repair/replacement of major equipment, utility cut-offs, sewer clean-outs, and inventory of parts and supplies.
- Monitor and evaluate the physical condition of the community; correct unsafe conditions, install locks, parts, safety devices, and make repairs as needed.
- Diagnose and perform maintenance/repairs on HVAC, heating, electrical and plumbing systems, water and sewer lines, stairs, gates, fences, patios, railings, roofing, gutters, tile, carpet, flooring, fireplaces, ceiling fans, appliances, doors, cabinets, windows, gas and electric boilers, walls, ceilings, security systems, pool areas, and other equipment.
- Assist the Service Manager in operating the community within budgeted guidelines.
- Assist in supervising capital expenditure activities, including writing specifications, obtaining competitive bids, and investigating qualifications of bidders.
- Assist in hiring staff and evaluating service employee performance.
- Assist in the preparation of annual budgets for operating and capital expenditures.
- Enforce safety policies and OSHA regulations; stay current on all applicable building codes and safety standards.
- Maintain and schedule 24-hour emergency coverage, including alternating on-call requirements.
- Move appliances, equipment, and furniture in accordance with generally accepted safety precautions.
- Perform routine preventative maintenance on equipment.
- Handle make-readies in a timely manner as directed by the Community Manager.
- Ensure adherence to uniform policy.
- Supervise all aspects of maintenance on the community, including staff, vendors, and contractors.
Requirements
- High School diploma or equivalent.
- Valid Driver’s license.
- 5+ years of practical experience, verification of maintenance experience, and demonstrated skills.
- Experience managing a service team.
- Fair housing training.
- EPA certification required for properties with A/C units, as well as pool operations, electrical, and universal certification.
- Knowledge of OSHA requirements.
Skills
- Knowledge of HVAC and plumbing systems.
- Knowledge of energy management systems (EMS) or building automated systems (BAS).
- Knowledge of lighting, power systems, and energy consumption.
- Knowledge of communication and alarm systems.
- Knowledge of basic interior and exterior building maintenance.
- Strong working knowledge of Microsoft Office (Outlook, Word) with the ability to type documents and maintain accurate records.
- Strong leadership skills and attention to detail.
- Solid teamwork skills with flexibility to adjust to changing project requirements and deadlines.
- Ability to anticipate the maintenance needs of the property.
- Ability to lift/move 25 lbs. regularly and 50 lbs. occasionally.
- Possible exposure to changing weather conditions and chemical fumes.
- Ability to analyze problems and develop solutions.
- Ability to keep sensitive information highly confidential.
- Excellent written and verbal communication skills.
- Strong organizational and interpersonal skills, with the ability to deal professionally with co-workers, residents, and vendors.
- Excellent organizational and time management skills; ability to take initiative, use good judgment, demonstrate a strong sense of urgency, and carry multiple projects through to completion.
- Ability to work independently, prioritize work, and ask for further clarification when necessary.
- Ability to work under pressure with tight time constraints, frequent interruptions, unresolved situations, frequent change, delays, or unexpected events.
Preferred Qualifications
- Yardi experience preferred.
Pay
The pay rate for this position ranges from $28-$30/hour based on experience.
