About the role

Assumes supervisory responsibility for the maintenance function in the absence of the Service Manager. Performs a wide variety of mechanical, supervisory, and construction-related tasks to ensure residents a clean, safe, comfortable, and attractive place to live. This position is considered essential to the operation of the community, requiring consistent attendance.

Responsibilities

  • Abides by Fair Housing Laws.
  • Assumes all managerial, supervisory, coordination, and administrative duties in the absence of the Service Manager.
  • Performs skilled and semi-skilled duties of a mechanical and/or construction nature, including but not limited to:
    • HVAC
    • Plumbing
    • Painting
    • Drywall
    • Laying tile
    • Carpentry work
    • Welding
    • Electrical repairs
  • Responds promptly to service calls.
  • Performs preventative maintenance on mechanical and lawn care equipment.
  • Supervises and participates in the general maintenance and repairs of assigned properties.
  • Occasional duties include:
    • Mending fences
    • Trash pickup
    • Lawn and pond care
    • Swimming pool cleaning
  • Other duties as assigned.

Requirements

  • Ability to read and write English.
  • Prior experience reflecting overall general mechanical aptitude and ability.
  • Valid Driver’s License (if operating a vehicle).
  • EPA Certificate for Freon Recovery; HVAC Certificate.
  • Current Fair Housing Certification.

Preferred Skills

  • Advanced training from a mechanical/supervising trade or technical school.
  • Prior experience as Service Manager for a multi-unit property.

Physical Demands

  • Physical activities include walking, bending, stooping, reaching, kneeling, crawling, stretching, climbing stairs or ladders, and standing for extended periods.
  • Exposure to inclement weather, noise, dust, heat, and mechanical equipment.
  • Exposure to potentially dangerous products and chemicals.
  • Heavy lifting.
  • Use of key-cutting machine, hand tools, mechanical equipment, electrically powered construction equipment, lawn care equipment, and phone.

Schedule

Hours worked will coincide with the community’s hours of operation. This position requires responding to after-hours emergency calls on a rotating schedule, including evenings, weekends, and holidays.
